Applicants must demonstrate a history of responsible tenancy, which includes timely rent payments. We will verify rental history with your previous landlords. Any negative history, such as evictions or lease violations, may be grounds for denial. 3. Eviction history will be reviewed in accordance with California fair housing laws, which require individualized assessment of the circumstances, timing, and relevance of any prior eviction. Mitigating factors will be considered. 4. Renters insurance is required for all tenants and should be obtained before or at the time of lease signing. The policy must cover personal liability as specified in the lease agreement and name the landlord as an 'additional interested party' to ensure notification in case of policy cancellation. 5. Our standard lease term is one year. If you have specific needs regarding lease duration, please let us know we aim to be flexible where possible. 6. The lease agreement will begin within a mutually agreed-upon timeframe after the application is approved. The exact move-in date and rent start date will be specified in the lease. Once an application is approved and a signed holding deposit agreement is received with the required payment, the property will be held for the agreed-upon period for the lease to be signed. In the event a lease is not executed, the holding deposit will be handled in accordance with California Civil Code requirements.
