Private parking at unit. No pets please. The landlord agrees to be available for questions/concerns during the hours of 8am-10pm. The landlord will respond to any maintenance issues during these. hours. If an emergency is to arise outside of these hours, the landlord will leave emergency contacts (i.e plumbing leaks, HVAC, etc ) for the renter to contact. Renter is expected to take care of emergencies during these hours and contact landlord asap. The renter agrees to pay $1800 on the 1st of every month. A late fee of $30 will be added if rent is not received in full on the 1st of the month. If rent is not received by the 15th of the month, an eviction notice will be served. The renter will have 2 weeks to vacate the property. The renter agrees to transfer and assume financial responsibility of utilities. The renter agrees to dispose of trash regularly and take dumpster to road and return to unit. Trash day is Monday. Dumpster is to be returned to unit Monday evening. The renter agrees to keep the unit inside and out clean, orderly, and neat. The renter agrees to allow landlord full access to the unit with a 24 hour notice. The renter agrees to be available to allow routine maintenance to be done on the inside or outside of unit. The renter agrees to outdoor cameras on the unit. NO PETS NO SMOKING NO VAPING The renter will be allowed to smoke and/or vape outside the property with proper disposal of trash ex. Cigarette butts, ashes. The renter agrees to be a kind and courteous neighbor. The renter agrees to no loud and offensive music played on the property. The renter agrees to no parties. If the renter violates any of the above, they will be given 2 weeks notice to vacate the property.
