No operating child care services out of house as house is rated residential and insurance does not provide coverage for children hurt during business operation. No type of business can be conducted on this property by tenant, including car repair services, dumping of lawn care waste, storage of any kind of waste. Tenant responsible for cost of any hazardous waste requiring professional cleanup because of their actions. Auto insurance required on all vehicles owned by tenants (have had cars plow into garage door). House is in generally good shape. Will only deduct damages from deposit for major damages such as broken windows, severely damaged walls or doors, severely damaged carpet or severe damage to appliances. Will not nit pick small abrasions and holes from hanging wall art/photo's. I understand smaller things can happen during the act of living our lives but expect you to cover the cost of the major things. Do not want people who lock their dog in a bedroom for long periods (Dog has to go potty). Tenant responsible for maintaining reasonable care of house and lawn. Popular brand gas powered lawn mower provided by me.
