Lease Term The lease shall begin on [Start Date] and end on [End Date], unless renewed or terminated according to the provisions of this agreement. Either party may renew the lease upon mutual agreement, with notice provided at least 30 days prior to expiration. 2. Monthly Rent Monthly Rent: $2,400.00 Due Date: Rent is due on or before the 1st day of each month. Late Fee: A $100 late fee applies after the 5th day of the month, plus $10/day thereafter until rent is received, not to exceed $250 total per month. Payment Method: Rent may be paid by check, ACH transfer, or online payment portal. Cash payments are not accepted. 3. Security Deposit Amount: $2,400.00 (equal to one month's rent). Purpose: To secure performance of the lease, cover damages beyond normal wear, or unpaid rent. Return: Refundable within 30 days after lease termination, subject to inspection and deductions for repairs or unpaid charges per NRS 118A.242. 4. Pet Policy Pets: Permitted upon landlord approval. Pet Deposit: $300 per pet (refundable). Pet Rent: $50/month per pet. Maximum: Two (2) pets total. Restrictions: No aggressive breeds, exotic animals, or unapproved pets allowed. Note: Service and emotional support animals are exempt from pet fees in compliance with law. 5. Utilities and Services Tenant shall be responsible for payment of all utilities and services, including: Electricity Gas Water & Sewer Trash Collection Internet/Cable (optional) Landlord shall cover no utilities unless explicitly stated otherwise in writing. 6. Maintenance and Repairs Tenant must maintain the property in clean, safe condition and promptly notify landlord of any needed repairs. Tenant is responsible for minor upkeep (light bulbs, filters, lawn care, snow removal). Landlord handles major repairs related to structure, plumbing, electrical, HVAC, or systems failure not caused by tenant negligence. 7. Use and Occupancy The premises shall be occupied only by the tenants listed in the rental application and approved by landlord. No subleasing or short-term rentals (Airbnb, etc.) are permitted. The property shall be used strictly as a private residence. 8. Smoking Policy Smoking, vaping, or burning of any substances inside the home is strictly prohibited. Outdoor smoking must be conducted responsibly, with proper disposal of waste. 9. Insurance Tenant is required to maintain renter's insurance with a minimum personal liability limit of $100,000 and provide proof within 7 days of move-in. 10. Entry and Inspection Landlord may enter the property for inspection, repairs, or emergencies with 24 hours' notice, except in emergencies where no notice is required (per NRS 118A.330). 11. Default and Termination Failure to pay rent or comply with terms of this lease constitutes default. Landlord may terminate the tenancy in accordance with NRS 118A.430 and serve proper notice. Tenant remains liable for unpaid rent, damages, and court costs. 12. Renewal or Move-Out Tenant must provide 30 days' written notice prior to vacating. Property must be left clean and in good condition. Failure to provide proper notice or leaving early may result in forfeiture of deposit and continued rent liability until re-rented. 13. Governing Law This agreement shall be governed by and construed in accordance with the laws of the State of Nevada, including NRS Chapter 118A. 14. Entire Agreement This lease, including attachments (Pet Addendum, Move-In Inspection Form, etc.), constitutes the entire agreement between the parties. No verbal statements or prior agreements shall have any effect.
