Payment Method: _____________________________________________. 3. Security Deposit A $3,000.00 security deposit is due at signing. Early Termination If Tenant terminates the lease early for any reason, the entire $3,000 security deposit is forfeited, regardless of property condition upon move-out. 4. Utilities Tenant is responsible for all utility services, including: Gas Electricity Water Internet 5. Renter's Insurance Tenant is required to maintain renter's insurance covering personal property and liability. Policy must include at least $100,000 liability coverage, unless otherwise approved in writing. Proof of insurance must be provided to the Landlord within 30 days of move-in. Coverage must be maintained for the entire tenancy. Failure to maintain insurance is a lease violation. 6. Smoking Policy Smoking is strictly prohibited inside the residence, including all forms of vaping. Tenant is responsible for all cleaning or repair costs resulting from violations. 7. Pets and Damages Pets are allowed only with the Landlord's written approval. Pet Rent Regardless of pet type, breed, size, or number of pets, Tenant agrees to pay an additional $50 per month for having any pet(s) on the Premises. Pet Damage Responsibility Tenant is responsible for all pet-related damages, including but not limited to: Flooring damage Stains or odors Scratches on walls, doors, trim, or floors Damage to landscaping Damage to fixtures or structures Normal wear and tear is excluded. Unauthorized pets constitute a lease violation and may result in additional fees. 8. Landscaping Tenant agrees to fully maintain the property's landscaping, including: Mowing Watering Weed control Trimming Failure to maintain the yard may result in Landlord hiring a service at Tenant's expense. 9. HOA Rules Tenant must comply with all HOA rules and regulations. Any fines resulting from Tenant's violations are Tenant's responsibility. 10. Repairs and Maintenance Tenant must promptly report any needed repairs. Tenant is not responsible for normal wear and tear. Tenant is responsible for damage resulting from negligence, misuse, or failure to report issues. 11. Modifications to Property Tenant may not make alterations or modifications without prior written approval from the Landlord. Unauthorized modifications may result in restoration or repair charges. 12. Use of Premises The Premises may only be used as a private residence for the individuals listed in this Agreement. No subletting or assignment is permitted without written approval. 13. Entry by Landlord Landlord may enter the Premises with reasonable notice for inspections, repairs, maintenance, or showings. In emergencies, Landlord may enter without notice. 14. Governing Law This Agreement is governed by the laws of the State of Texas. 15.
