First, last, and security is due at signing $5,250.00. Security may not be used as rent. No Smoking inside. Carport and 2 vehicles included. All vehicles must belong to tenants on the lease. AG commercial zoning trash pickup applies and is the tenant's responsibility if desired. Otherwise, all trash must be removed within one week. The lease will run from start date to May 30. From May 30 the lease will be 1 year.

Utilities
Water and sewer. The tenant is responsible for salt added to the well system. Septic is not designed for any type of solids besides toilet paper. Tenants are responsible for the cost of cleaning the septic from any other solids, including but not limited to paper towels, wipes, cotton swabs, grease, feminine hygiene products, children's toys. The part of the yard that comes with the house is the front yard from the north corner of the house to the fence on the south side and does not include owners access along the south side of the property. Also included is the south side yard of the house from the road to the back of the carport. The northern gated entrance and the backyard are reserved for the owner. Tenant occupancy will be prorated from the 15th or the 22nd of November 2025 for those days of the month. Then $1750 a month until May 30th 2026. One-year lease thereafter. Delinquent rent is $20 a day for rent paid after the first of the month. If the rent is not paid by the third of the month, an eviction notice will be posted to commence eviction.
Early tenant occupancy conditions: Until construction is completed on all metal structures and all permits are finalized, Landlord has an unrestricted right to enter with a key if unoccupied or by knocking, then by key if occupied daily from 7am to 7 pm. The alternative for these conditions is to wait until completion.
The carport and shed do not transfer to tenant(s) until the project is complete. That should be within 6 weeks but is not under our control. Delinquent rent is $20 a day for rent paid after the first Security returned once the unit is as clean as when rented.
