1. Lease Term & Rent

2. Security Deposit
The Tenant shall pay a security deposit of $1900 before moving in. Including first and last month.

The Tenant is responsible for all utilities, including, utilities: water, electricity, gas, internet, solar, garbage ect.
4. Smoking Policy
Smoking is only permitted outdoors in the backyard or in front of the house.
5. Pet Policy
Pets are allowed except for cats, due to allergies.
The Tenant is responsible for any damages caused by pets and must ensure pets do not cause disturbances.
6. Tenant Responsibilities
Maintain the cleanliness and general upkeep of the property.
Notify the Landlord of any damages or necessary repairs.
Trash must be placed outside for collection by Monday night.
Any car repairs or mechanical work must be done inside the garage only.
7. Parking
Parking is allowed only in the driveway or directly in front of the house.
The Tenant shall not park in or block a neighbor's driveway.
8. Gatherings & Noise
Tenant is allowed to host gatherings but must respect neighbors and comply with local noise ordinances.
9. Entry & Inspections
The Landlord has the right to enter the premises with reasonable notice (24 hours) for inspections, repairs, or emergencies.
10. Subleasing & Guests
Subleasing or assigning the lease is not allowed without prior written consent from the Landlord.
Overnight guests are permitted but must not exceed 5 consecutive nights without notifying the Landlord.
11. Lease Termination & Move-Out
The Tenant must provide 30 day written notice before vacating at the end of the lease.
