Located in a diverse, quiet community: 20 minutes to Hartsfield Jackson Airport Less than 15 minutes to Clayton State University Perfect for students, traveling professionals, or anyone seeking a peaceful, well located place to call home. RENT 2. The room rent is $650.00 per month, due on the first day and deemed late by the fifth day of each month (the "Rent"). Late fees are $5.00 per day after 5th day of the month. 3. Renter must agree to provide at least three of their most recent paystubs to Property Owner prior to Move-In. 4. Renter agrees to consent to Criminal Background check at a non-refundable cost of $30 prior to Move-In. 5. All Renters agree that rent, fees and/or any remunerations will be paid to (Owner) Janette Anderson. 6. The Owner agrees to provide Renter with receipts for all payments received if desired. UTILITIES 7. The Renter acknowledges that the costs of all utilities are included in the Rent. However, should excessive use of utilities occur over and above normal billing an excess fee may be incurred by the Renter.* HOUSE RULES 8. Both the "Renter and Owner" agree to act reasonably in their dealings with each other and to refrain from behavior, actions or inaction, that they know, or reasonably ought to know, will interfere with the other's quiet enjoyment. Renter agrees to discuss concerns frankly and in a timely manner, and to refrain from emotional outbursts. Should negotiation become necessary, Both, agree to negotiate in good faith or settlement by impartial arbitration. Both, agree to respect each other's property, privacy and sleep schedules and to comply with all reasonable requests.* Smoking Renter agrees that smoking will be permitted only in the following locations: Front Porch or Back Deck and any other safe outdoor area. Firearms 9. Renter agrees that personal firearms are not permitted on the Property.* Illegal Activities 10. Renter agrees that they will not engage in any illegal activities while on or near (1000 ft.) the Property.* Quiet Hours 11. Renter agrees to observe quiet hours for sleep, study and other purposes on the days and times specified: 1:00 a.m. to 6:30 a.m., Monday to Sunday. Accordingly, "Both" agree to maintain a noise level on the Property that will permit the other the ability to enjoy the use of their private space. 12. If the noise level is such that quiet enjoyment is not possible, the person responsible for the noise will not refuse a reasonable request to adjust the noise level such that the requesting person can enjoy the use of his or her private space.* Use of Personal Property 13. Property deemed personal in nature includes all property kept in each person's bedroom which belongs to that individual. Both agree to refrain from borrowing the personal goods of any other individual, without prior approval. Exceptions to this should be clearly stated, with either person reserving the right to change their minds about the sharing of their items. If damage is done to personal property, the individual responsible for the damage will be held financially liable for repair or replacement.* Additional House Rules 14. All common areas should be kept clean. 15. Each person is responsible for their own food and cooking; however, if agreed and offered sharing is acceptable. Please ask before consuming any food items that are not yours. 16. NO MALE/FEMALE ROMANTIC VISITORS (INCLUDING DROP-OFFS & PICK-UPS) PERMITTED, OR SHOULD HAVE THIS ADDRESS, OR NO OVERNIGHT GUEST PERMITTED! THIS IS AN IMMEDIATE VIOLATION OF AGREEMENT AND RENTER MUST VACATE IMMEDIATELY.* 17. NO ILLEGAL SUBSTANCES OF ANY KIND! IMMEDIATE VIOLATION OF AGREEMENT AND MUST VACATE WITHIN IMMEDIATELY.* HOUSEHOLD DUTIES AND RESTRICTIONS Other Duties / Restrictions* 18. Any damages caused by the renter to the residence itself (i.e. walls, doors, blinds), fixtures, furnishings, or appliances is the responsibility of the Renter(s) that caused the damage and payments should be made within 30 days of the incident.* TERMINATION OF TENANCY 19. The Owner agrees that no Renter will be required to end their occupation or tenancy involuntarily unless: a. that Renter has failed to pay his or her Rent and incurred late fees within a 30-day period; b. that Renter has breached a substantive term* of this Agreement, indicated in the House Rules by an asterisk; or c. the Renter is being drunk and disorderly or demonstrating harmful and/or destructive behavior. 20. Any Renter intending to end their occupation or tenancy will inform the Owner, in writing, a minimum of 30 days before vacating the Premises. The vacating Renter will be responsible for any and all current and outstanding charges, costs, or fees incurred by them during the course of their occupation or tenancy or caused as a result of their vacating the residence.
