I would like to sell this property AS-IS. This property was remodeled in 2021 so therefore, it is not in bad shape. Nothing major, all cosmetic issues. Depending on the contractor, it could range from $5,000-$15,000 in repairs. With that being said, this house will sell for $185,000 with repairs. Since I am in Florida, I am not able to oversee the project. With that being said, I am selling it for $160,000 AS-IS. If it not under contract by the end of the month, my contractor will rehab it, and it will be on the market at retail; $185,000-$195,000 in excellent condition. INTERIOR: The hardwood floors (LVP) are in excellent condition. The carpets in two of the bedrooms need to be cleaned. The carpet in the other bedroom needs to be replaced. The appliances are not more than four years old, all new in 2021. I added a microwave which is still in the box that will need to be installed. It was painted four years ago so in my opinion, it needs to be repainted. EXTERIOR: House needs to be pressure washed and there are a couple pieces of the aluminum siding that needs to be replaced. Roof has been repaired last year and is in good condition. The HVAC was just serviced today, 3/13/2025 and is in great condition. It is 12 years old. Obviously the grass needs to be cut and some repair work needs to be done to the shed. The chain-link fence needs to be repaired or just taken down to make room for a wooded privacy fence in the future. Just my observations from this past weekend when I was up there.
