About the Home:
You will be sharing the house with up to 3 other tenants in a "roommate-style" setup.
Rent is independent: you are only responsible for your rent and upkeep, regardless of whether other tenants move in or out.
Included in rent:
water, sewer, trash, internet, and cable. Electricity is split among current tenants. (If you are the only tenant, you cover the full bill; otherwise, it's shared equally.)

Lease Terms & Policies
Lease Duration: 12-month lease required. Shorter terms are not available.
Rent & Payment: Rent is due on the 1st of each month. Late after the 5th, with a $100 late fee plus $15 per day thereafter. Partial payments are not accepted.
Deposit: Security deposit equal to one month's rent is required at lease signing. Deposit may be withheld for unpaid rent, damages, or lease violations.
Utilities: Rent includes water, sewer, trash, cable, and internet. Tenant(s) share the electric bill, divided evenly among occupants.
Occupancy: Each room is single-occupancy only. Guests may visit but may not stay more than 3 nights per month without written approval. Unauthorized occupants are a lease violation.
Pets: Maximum 1 pet under 25 lbs per tenant. $250 non-refundable pet fee plus $30/month pet rent applies. Aggressive breeds are not permitted.
Conduct: Tenants must respect property and housemates. Illegal drugs, disruptive behavior, and violence are strictly prohibited and grounds for immediate lease termination.
Maintenance & Cleanliness: Tenants must maintain their own room in good condition and contribute to shared space cleanliness. Report maintenance issues promptly to avoid liability.
Termination & Violations: Lease violations including nonpayment, damage, unauthorized occupants, or unlawful conduct will result in eviction proceedings in accordance with South Carolina law.
