Application Process Applications are reviewed in the order they are complete (application form + all required documents + application fee + in-person viewing). All adult applicants (18 years and older) must submit an application. A complete application includes: Government-issued photo ID Proof of income and employment (Documents: last 3 pay stubs, offer letter, tax and brokerage statements etc. Co-signers not accepted) Required references Authorization for credit/background check Applications are considered complete only after all adult applicants have attended an in-person showing. Showings are scheduled in advance. The Comprehensive Reusable Tenant Screening Report as defined by and pursuant to RCW 59.18 is not accepted. Minimum Criteria Employment / Income Gross monthly income must be at least 3x monthly rent Documents required: last 3 pay stubs Employment must show 12 months of current consecutive work in the same field with consistent income. If self-employed or retired: submit bank statements and/or tax returns showing consistent income. Section 8 and other subsidy holders must meet the income requirement for their portion of the rent only. Credit History Minimum credit score: 700. No open bankruptcies or unpaid landlord/utility collections. Applicants with limited credit history may submit supplemental evidence of financial reliability. Rental History At least five years of verifiable positive rental history or home ownership. No evictions within the past 60 months. No history of: more than one late payment in 12 months, more than one NSF check in 12 months, lease violations involving unauthorized pets or occupants, significant property damage, or verified nuisance complaints. References Two personal references per applicant. Landlord references covering the last five years. Identification Government-issued photo ID is required for all adult applicants. Credit / Background Check Screening will be conducted through TransUnion SmartMove. Fees for SmartCheck Premium ($47 each) are paid directly to the screening provider. Third-party or multi-use screening reports are not accepted. Renter's Insurance Proof of renter's insurance is required prior to move-in. Additional Factors for Determining Tenancy Providing false, inaccurate, or misleading information during the application process. Documented rental history, verifiable references, or court records indicating conduct that resulted in significant property damage or that substantially interfered with the health, safety, or peaceful enjoyment of other residents or the community. If an applicant appears on a county, state, or national sex offender registry, an individualized assessment will be conducted. The assessment will consider the nature and severity of the offense, the number and types of offenses, the time elapsed since the offense, and the applicant's age at the time of the offense. Supplemental information provided by the applicant regarding rehabilitation, good conduct, and other relevant facts or explanations will be taken into consideration before a final decision is made.
