References Two personal references per applicant. Landlord references covering the last five years. Identification Government-issued photo ID is required for all adult applicants. Credit / Background Check Screening will be conducted through TransUnion SmartMove. Fees for SmartCheck Premium ($47 each) are paid directly to the screening provider. Third-party or multi-use screening reports are not accepted. Renter's Insurance Proof of renter's insurance is required prior to move-in. Additional Factors for Determining Tenancy Providing false, inaccurate, or misleading information during the application process. Documented rental history, verifiable references, or court records indicating conduct that resulted in significant property damage or that substantially interfered with the health, safety, or peaceful enjoyment of other residents or the community. If an applicant appears on a county, state, or national sex offender registry, an individualized assessment will be conducted.
