Pets are conditionally allowed with pet fee- certain breed restrictions apply. This fixed-term residential lease is for the single-family home at 91 Round Rock Cir NE, Rome, GA 30161 (3 bed, 2 bath), after which it may continue month to month under the same terms if not renewed. The premises are unfurnished; landlord provides stove/oven, refrigerator, washer/dryer, microwave, and dishwasher. Monthly charges total $2,100 (Plus $200 pool maintenance + $50 AT&T fiber internet, optional), due the first of each month; no cash is accepted. NSF checks incur a $35 fee and potential late fees; rent is late after the 10th at 5 p.m. and then a 10% late fee applies. First month's rent is due on the lease start date. A security deposit equal to one month's rent is due at execution, not applied to rent, and refundable within 10 days after lease end less itemized deductions. A move in inspection checklist will be completed. All utilities are the tenant's responsibility; failure to maintain power and water may terminate the lease. Smoking is prohibited inside and allowed only in outdoor common areas. Possession acknowledges good condition, subject to noted exceptions; failure to deliver possession allows tenant to cancel and receive deposits back. One key is issued (replacement $25); locks may not be changed. Subletting and assignment are prohibited without consent; unauthorized subletting may terminate the lease. Abandonment of seven days or the state minimum allows immediate termination and removal of belongings. Landlord may enter with 24 hours' notice for reasonable purposes; pest control and monthly inspections occur the second Tuesday monthly. Tenant must keep the premises clean, make no alterations (including no painting or wallpaper), and replace smoke detector batteries after move in; landlord handles building repairs. Monthly cursory inspections of key systems may occur with notice, and tenant caused repairs are charged to tenant. Tenant must avoid waste, nuisances, and legal violations; keep grounds tidy; use two parking spaces; guests park in designated areas; no grass parking. No additional occupants; guests may stay up to 48 hours unless approved; large gatherings require manager approval. Tenant must comply with all laws. Hazardous/flammable materials are prohibited beyond normal household use. Landlord is not liable for injuries or property damage unless due solely to landlord negligence; renter's insurance is recommended and strongly urged. If the premises become uninhabitable beyond reasonable repair, tenant may terminate by written notice; tenant negligence causing damage makes tenant liable for repairs and lost rent. Georgia law governs. On the lease anniversary, tenant must provide updated income/family info for rent recertification via addendum; rates may increase. The agreement is the entire understanding and binds the parties through the lease term.
