Hello, my name is Gabe and I have a 2 bedroom 2 bathroom apartment available for rent! This is for the entire unit, not shared with myself or any roommates. I am the owner and manager for this property and I look forward to meeting you. This apartment is privately located in Cross Creek Condominiums & Townhouses, and is attached to Cross Creek Golf Course. Cross Creek is located in Atlanta's upper Westside area, with easy access to Midtown, Downtown Atlanta, Buckhead and I-75. Hartsfield Jackson International Airport is only 30 minutes away. Lenox Mall, Phipps Plaza, Mercedes Benz Stadium and SunTrust Park are all within a 30 minute or less drive. Grocery stores and local restaurants are less than a 5 minute drive. Access to everything Atlanta with the peace and security of a private, and quiet neighborhood. The apartment is located on the top of 3 floors (no elevator), on the corner of a strip of units and only shares 1 wall with a neighbor. 2 guaranteed parking spots. Unit has been freshly painted, is clean, has a new dishwasher and garbage disposal. HVAC and hot water heater have been recently serviced too. Free community amenities available to tenants include tennis courts/pickleball courts and access to 3 neighborhood swimming pools. Optional amenities include an 18-hole par three golf course and a medium sized gym (pay for membership). The Clubhouse includes a restaurant and bar with banquet facilities, and smaller club houses are available for reservations. Lease Length: Minimum lease term is 12 months. More than 12 months is welcomed, less than 12 will not be considered. Fees: Nonrefundable Applicaiton fee of $50 (per applicant), and the HOA unfortunately requires a move in fee of $200 and a move out fee of $200 which is also nonrefundable. Utilities: Manager/Owner pays for the HOA which includes water, sewage and trash removal. Tenant(s) are responsible for monthly internet and power bills (combined these usually amount to around $200 per month depending on usage) Smoking: There is no smoking of any variety allowed for this unit. That includes vaping. Pets: Cats and small dogs allowed. A $200 minimum pet deposit fee is a part of the lease. Subject to change depending on circumstances. Inspections: There will be a move in inspection, an annual walkthrough (half way through lease term) and a move out inspection to ensure the apartment is received well, maintained well and returned in an acceptable manner. Normal wear and tear is expected. Renters Insurance: I do not require tenants to have renter's insurance, but I highly recommend it as I am not responsible for their belongings or possessions.
