Some things to know about this home and rental: I would like a lease agreement for 12 months with the opportunity to renew. I would like 60 days notice before moving out. No smoking allowed in the house. The house is very much pet friendly. The back yard is fenced in with access from the kitchen to the backyard plus three other gates to get into the backyard from outside the house. I have lived here with my two dogs approximately 50 pounds each. I think that's the maximum number of dogs the house could manage. The property has an accessory dwelling unit (ADU) that is detached from the rental. The ADU is not part of the rental. Information on utilities: The tenant will be responsible for contracting for natural gas and wifi. The rental is heated by a gas powered boiler and cast iron radiators. Hot water in the rental is also powered by natural gas with a hot water heater. Washington Gas is the utility. The tenant will also be responsible for contracting with a WiFi provider. I have used Verizon Fios. I will maintain the contracts with PEPCO (for electricity) and Washington Suburban Sanitary Commission (WSSC) for the water and sewer fees. Electricity: The house and the ADU have 14 or so solar panels. In 2025, the electricity cost for the entire property was approximately $550. As the ADU is fully electric while the house is a mix of electric and natural gas powered, I ascribe 24% of the cost of electricity usage to the house and 76% of the cost to the ADU. I will bill the tenant monthly for 24% of the electric bill (I will share a screenshot with the tenant). There will be months where I run a credit with Pepco and will therefore not request payment. To cool the house in the summer I have 4 window units that the tenant can install for the hot months. They keep the house super cool for those months. Water and Sewer: The house and the ADU share the same water and sewer pipes. I ascribe 76% of the cost of water and sewer to the house and 26% to the ADU. Since I built the ADU in 2022, the water and sewer fees I pay to WSSC is about a third more than it was prior to installing the ADU. WSSC bills me quarterly. I will bill the tenant for 76% of the cost each quarter (I will share a screen shot with the tenant). I have maintenance contracts with Len the Plumber and Moxie Pest services. Len the Plumber will do annual checks on the boiler and hot water heater as well as household plumbing. Moxie Pest provides a quarterly pest inspection and basic maintenance. The tenant will be responsible for yard maintenance. I will leave my battery powered lawn mower, weed whacker, and trimmer plus basic lawn care tools. The back shed is where these are stored. The shed has hooks to hang bicycles and is also where the 4 AC window units are stored. There are a number of flower beds that can be used for growing vegetables or flowers. If maintaining the lawn and beds is too much of an inconvenience, I would be happy to help the tenant find landscaping company to contract with. There are also kids in the neighborhood that mow lawns and do yard work. Note that the front yard has a number of areas where I do not mow. I did this starting in 2024 to better maintain the front yard in the hot months and not consume excessive amounts of water just to keep the grass green. The areas not mowed have wildflowers and more native grasses than the mowed parts. They don't need to be watered. The tenant is responsible for clearing snow in the winter. There is one off street parking spot reserved for the house. There is ample on street parking. The indoor fire place works well. It was fully overhauled in early 2025.
