    For sale by owner. Currently in contract. Hoping the sale goes through! First floor apartment - officially 2 bedrooms, used as 3 bedrooms for more than 20 years. All bedrooms have windows. Smallest is good for a child with room for a bed, desk, standing closet unit, chair, bookcase. Medium bedroom is about more than 8 x 11, good size for one with large, deep closet. The wall between the 2 smaller bedrooms can easily come down if the buyer wants. Many pros. Big con - very little sunlight. However, the large bedroom has cross ventilation, lack of direct sun means apartment is very comfortable in summer. You can always add some full spectrum LED lights. It's in the back of the building, so it's QUIET. Windows are always open in summer. Front facing apartments can't do that at night - far too noisy. What are the pros? VERY large, 2 full bathrooms - en suite has spa shower, eat in kitchen AND full, formal dining room, sunken living room, hardwood floors except kitchen and bathrooms, co-op has 80% carpet rule - but nobody lives below this apt - can leave floors open and beautiful. They do need some refinishing, but that's the only thing you have to do to move it. Fully painted after move out, lots of closets, storage space above hallways, custom closet in hallway. Excellent financial investment - fiscally responsible hands-on board, recently replaced roof, all windows - all paid for without assessment! Live in super, full time porter, clean, safe building with cameras. NO flip tax.
