If approved for month-to-month tenancy, the monthly rent shall increase by ten percent (10%) above the then-current rental rate. Parking Guest parking is permitted only in designated guest parking areas and the property's driveway. The Owner will provide a parking permit as required by the HOA. The parking permit must be displayed on the front windshield at all times when parked on HOA-controlled property. The Tenant shall be responsible for any parking fines, towing charges, fees, or penalties resulting from violations of HOA parking regulations by the Tenant, household members, guests, or invitees. Pet Policy One (1) small dog may be permitted subject to prior written approval by the Owner. Pet Deposit: $500 Monthly Pet Rent: $50 The Tenant shall be responsible for any property damage, cleaning costs, odors, HOA fines, or other expenses resulting from the pet.
