Lease Terms and Property Rules Property Availability Available Date: August 2, 2026 Lease Term: August 2, 2026 through July 2, 2027 Rent and Deposits Monthly Rent: $2,660 Rent shall be paid by the tenant no later than the fifth (5th) day of each month. If rent is not received by that date, a late fee of $200.00 will be charged. Security Deposit: $3,000 The Security Deposit and the first month's rent are due upon signing the Lease Agreement. Utilities The Owner shall be responsible for payment of HOA fees. The Tenant shall be responsible for all utility costs, including water, gas, electricity, internet, cable, and any other utility services used during the tenancy. The Tenant must establish and maintain utility accounts in their name with NV Energy and Truckee Meadows Water Authority for the duration of the lease term. Sewer and garbage utility accounts shall remain in the Owner's name. The Owner will provide copies of sewer and garbage bills to the Tenant every three (3) months. The Tenant shall reimburse the Owner for the full amount of such charges within ten (10) days of receipt of the billing statement. Payment shall be made through Zelle or another method approved by the Owner. Barbecue Use Only gas-powered barbecues are permitted on the property in accordance with HOA rules and regulations. The Tenant shall be responsible for any fines, penalties, fees, or damages imposed by the HOA or any governmental authority resulting from the use of a charcoal barbecue or any other prohibited grilling equipment. Notice of Non-Renewal If the Tenant intends to vacate the property at the end of the lease term and does not wish to renew the lease, the Tenant must provide at least forty-five (45) days' written notice prior to the lease expiration date. Occupancy Limit The number of occupants residing in the property shall not exceed the number of occupants listed in the Lease Agreement. Any additional occupant must receive prior written approval from the Owner. Unauthorized occupancy shall constitute a lease violation and may result in additional rent charges, termination of tenancy, or any other remedies available under the Lease Agreement or applicable law. Property Inspections The Owner or Property Manager may conduct interior and exterior inspections of the property approximately every four (4) to five (5) months. Advance notice shall be provided to the Tenant as required by applicable law. Lease Renewal / Month-to-Month Tenancy Upon expiration of the initial lease term, the tenancy may, at the Owner's sole discretion, be renewed under a new lease agreement or converted to a month-to-month tenancy. If approved for month-to-month tenancy, the monthly rent shall increase by ten percent (10%) above the then-current rental rate. Parking Guest parking is permitted only in designated guest parking areas and the property's driveway. The Owner will provide a parking permit as required by the HOA. The parking permit must be displayed on the front windshield at all times when parked on HOA-controlled property. The Tenant shall be responsible for any parking fines, towing charges, fees, or penalties resulting from violations of HOA parking regulations by the Tenant, household members, guests, or invitees. Pet Policy One (1) small dog may be permitted subject to prior written approval by the Owner. Pet Deposit: $500 Monthly Pet Rent: $50 The Tenant shall be responsible for any property damage, cleaning costs, odors, HOA fines, or other expenses resulting from the pet. Additional cleaning fee approximately between 250$ to 500$ will apply for tenants with approved pets to cover specialized cleaning. The Tenant must comply with all HOA pet rules and regulations. HOA Compliance The Tenant agrees to comply with all HOA rules, regulations, bylaws, and community guidelines. Property Showings During the lease term and especially during the final sixty (60) days of the tenancy, the Tenant agrees to reasonably cooperate with the Owner or Property Manager in showing the property to prospective tenants, purchasers, lenders, appraisers, inspectors, or contractors. The Owner or Property Manager shall provide advance notice to the Tenant as required by applicable law before entering the property for showings. The Tenant shall keep the property in a reasonably clean and presentable condition for scheduled showings and shall not unreasonably withhold consent for reasonable showing requests.
