RESIDENTIAL LEASE AGREEMENT
PROPERTY: 9713 Calaveras Rd, Fort Worth, TX 76177
This Lease Agreement, made and entered into on January 01, 2026, is by and between the Landlord and Tenant(s) as defined below.
PARTIES
LANDLORD: The Landlord(s) of record, residing at 3506 Pacific Way, Sachse, TX 75048.
TENANT(S): The individual(s) leasing the property, hereinafter referred to as "Tenant(s)".
PREMISES
The Premises is a single-family residence located at 9713 Calaveras Rd, Fort Worth, Texas 76177, consisting of 4 bedrooms and 2 bathrooms, hereinafter referred to as the "Premises".
The Premises shall be used exclusively as a residential dwelling by the Tenant(s) and any listed occupants.
TERM
This Lease shall begin on January 01, 2026.
Upon expiration, the Tenant(s) may continue occupancy on a month-to-month basis under the same terms, provided both parties give 60 days' written notice of intent to continue. Either party may terminate the month-to-month tenancy with 30 days' written notice.
Availability: The unit will be available for new occupancy on January 1, 2026.
RENT
Tenant(s) shall pay rent in the amount of $3,300.00 per month, due on the last day of each month. Rent shall be paid electronically via an approved payment method (e.g., Zelle or other electronic transfer).
LATE FEE
If rent is not received by the 2th day after the due date, a $250.00 per day late fee may apply until rent is paid in full.
SECURITY DEPOSIT
Tenant(s) shall pay a Security Deposit of $3,200.00 upon signing this Agreement. The Security Deposit shall be refundable within 60 days after lease termination, less any lawful deductions for damages beyond normal wear and tear.
EARLY TERMINATION (No Penalty Clause)
Either party may terminate this Lease early by providing 60 days' written notice to the other party.
The Tenant(s) shall not be subject to any early termination fees or penalties.
The Tenant(s) shall pay rent only for the period they occupy the Premises.
The Security Deposit will be refunded in accordance with State law, minus any deductions for damages beyond normal wear and tear.
DAMAGE LIABILITY
Tenant(s) shall be responsible for all damages caused by their negligence, misuse, or that of their guests or pets, including but not limited to:
Damage to walls, floors, fixtures, or appliances.
Alterations made without written approval.
Failure to maintain the lawn or landscaping, if required.
Normal wear and tear is not considered damage.
MAINTENANCE AND REPAIRS
Tenant(s) shall maintain the Premises in a clean and sanitary condition. The Landlord shall be responsible for structural repairs and major systems (HVAC, plumbing, electrical) unless damage was caused by Tenant(s).
ACCESS
Landlord shall provide necessary keys or access devices. All keys or devices must be returned upon move-out, or replacement fees may apply.
SUBLETTING / ASSIGNMENT
Tenant(s) shall not sublet or assign this Lease without prior written consent of the Landlord.
PET POLICY
Tenant(s) may keep one (1) pet not exceeding 100 pounds, subject to a non-refundable annual pet fee of $300.00. Tenant(s) are responsible for any pet-related damages.
AMENITIES
Tenant(s) shall have access to private amenities (pool, fishing ponds) at an optional $50.00 monthly fee. Replacement of lost access keys/cards shall cost $45.00.
DEFAULT
If Tenant(s) fail to pay rent or materially breach this Agreement, the Landlord may provide written notice and proceed according to Texas Property Code.
RIGHT OF ENTRY
Landlord may enter the Premises with proper notice for inspection, maintenance, or emergencies.
EARLY TERMINATION (Special Circumstances)
In addition to the no-penalty clause above, Tenant(s) may terminate this lease early in cases of:
Military transfer or deployment
Family violence or death
as provided by Texas Property Code 92.016 and the Servicemembers Civil Relief Act (SCRA).
INSURANCE
Tenant(s) are encouraged to obtain renter's insurance for personal property.
ADDITIONAL CONDITIONS
Tenant(s) may not drill or attach items into tile or stone accent walls. Damage to walls will be repaired at Tenant(s)' expense.
No RVs, boats, or trailers may be parked in the driveway.
Fireplace is non-operational and may not be used.
Tenant(s) must restore walls to original condition upon move-out.
GOVERNING LAW
This Agreement shall be governed by the laws of the State of Texas.
ENTIRE AGREEMENT
This document contains the full and complete understanding between Landlord and Tenant(s). No verbal or prior agreements shall modify this Lease unless executed in writing and signed by both parties.
If the Tenant(s) terminate this Lease before the end of the agreed term for any reason not covered by law (such as military transfer or family violence), the following conditions will apply:
Tenant(s) shall provide 60 days' written notice prior to vacating the Premises.
Tenant(s) agree to pay an early termination fee equal to one (1) month's rent.
Tenant(s) shall forfeit their entire Security Deposit as additional liquidated damages.
Tenant(s) shall remain responsible for any unpaid rent, damages beyond normal wear and tear, and all other obligations under this Lease until the Premises is vacated.
