It is surrounded on 3 sides by thousands of acres of Department of Natural Resources (D&R) timberlands. The Sol Duc River flows through the DNR property, and is an easy walk from this property. There is electricity to the property. It is mostly level with a small swamp and riparian zone which cannot be logged. The trees in the riparian zone are 170 years old. There are approximately 2 miles of graveled roads worth at least $150,000 which make this property easy to enjoy and harvest. Water wells in the area range from 13 feet to 110 feet deep with generous flow rates. The property is zoned CF (commercial forest). The 2017 real estate taxes were $151.88. PHOTOGRAPHS- I have included some pictures of the area including the marina at LaPush, Elk herd on the river bank, and Elk in the Hoh Rainforest. TIMBER- These approximately 86 acres of timber, oil, gas and gravel deposits is perfect for living and growing wealth at the same time. The timber has been professionally managed. 40 acres of trees are 25 years old; 40 acres of trees are 27 years old. The forest was thinned (pre-commercial thin) in December 2011. In 2021 there will be a commercial thin, when the trees are thinned to 20 foot centers. It is hard to estimate the value of that thin. Then about 2031 the forest can be logged. In today’s market, one would expect about an $800,000 value. The value of the timber will increase with inflation . . .this is an inflation hedge. OIL & GAS- 26 of 33 wells drilled in the area have produced oil and natural gas. The resource is at a depth of between 1,600 and 2,500 feet. This property owns all of the underlying oil, gas and mineral rights. There were leases for oil extraction on the property in 1953 which have expired. NON-TIMBER FOREST PRODUCTS- There are many non-timber forest products with commercial value on this property and in the surrounding forests. Several businesses in Forks pay foragers to collect these products which are resold to wholesaler’s as far away as Europe.
