    The room is large, unfurnished, floor tiled, with closet, ceiling fan & with a front facing window. The house is in a very quiet, great neighborhood; it includes open concept, large kitchen, laundry room, screened in porch facing our pool. New roommate must be willing to share the guest bathroom with one more roommate. * This is a 12 month single occupancy lease. Rent is due and paid via Zelle on the 1st of every month, with the 1st & last month's rent, plus a $600.00 deposit, due at time of signing. * Residents are responsible for maintaining the cleanliness of their private room & assigned bathroom bathroom, as well as keeping the shared kitchen tidy & living room by cleaning up after each use. * Smoking prohibited inside the house & no pets allowed. * Laundry room: All residents must promptly remove their items from laundry room & washer after use., and also responsible to cleaning the dryer's lint filter after their drying cycle. * Driveway parking is reserved exclusively for the landlord and the occupant of the master bedroom only. All other residents must park on street. Garage access is prohibited. * To ensure a peaceful living environment, quiet hours are observed from 9pm- 9am. During this time, all residents are asked to keep noise levels to a minimum to respect other's rest or work schedules. * Overnight guests may not stay for more than 2 consecutive days without prior consent from the landlord. * Room & Wall damages: Resident is responsible for maintaining the interior of the premises, including the walls. Any damage, including holes from drilling or hanging fixtures, must be repaired to original condition prior to move-out. If repairs are not completed, the cost of repairing the damages will be deducted from the security deposit. * Renter's Insurance: The resident is required to maintain renter's insurance with a minimum of $100,000.00 in liability coverage. Failure to maintain this insurance means the resident assumes full personal liability for any resulting damages or losses during their lease. * In the event of an emergency: Such as a fire or any imminent danger to life or property, the landlord reserves the right to enter premises, including the tenant's room, without prior notice. * Early termination of Lease: Please note that the last month's rent will be retained to cover the broken ongoing lease rental obligations while reasonable efforts are made to find a new occupant. Resident must provide landlord with a minimum of 2 month's written advanced notice. * Security Deposit: Landlord has 15 days to return security deposit only if there are no damages or unpaid rent, landlord return the full deposit back to you after satisfactory inspection of the room has been completed at end of the lease. * Illegal substances on the property: Possession, use, or distribution of illegal drugs is strictly prohibited anywhere on the promises. Any violation of this policy will be grounds for immediate termination of the lease, with the deposit subject to applicable statutory deductions for unpaid rent or damages. * If any provision of this lease is held to be invalid or unenforceable for any reason , the remaining provisions shall continue to be valid & enforceable - and in full force and effect.
