Built-in maple cabinetry in both the bedroom and kitchen. Custom tiling. Extra-wide sills. Clean lines. Newly painted throughout. This new build was completed in 2024. Exposed concrete floors throughout with radiant floor hearing. Custom tiled bathroom and kitchen backsplash. New paint throughout. City water. On-site septic. PG&E electricity. No gas infrastructure. High-ceilings (17' to 13' in the main area). Sixteen windows throughout; most windows frame a landscape feature outside including old growth redwoods, cherry trees, a rhododendron, and a green screen of shrubbery. New appliances, including an induction stove, refrigerator, dishwasher, combination washer-dryer unit, and wine cooler. Hear pump and thicker than usual, 2'x6' insulated walls, roof, and concrete slab increase energy efficiency. Sculptural circulation fan above. French doors to the patio for indoor-outdoor living. Outside outlet for charging and EV. On-site parking fits two parked vehicles, maximum. Unfurnished, but staged for photos and showing. Garbage and recycling services included. A unique, quarter-acre property, approximately one mile from each: a grocery store, hardware store, cafe, and golf course. Half-a-mile from the local bus. Within walking distance of the Sunny Brae Forest. Within a short cycling distance approximately two miles from the Arcata Plaza (and Saturday Farmer's Market), CalPoly Humboldt, Arcata Redwood Forest, Arcata Marsh Sanctuary, and Highway 101. A 15-minute drive from Eureka, CA, the county seat. Long-term neighbors adjacent in a residential neighborhood traversed by foxes, bears, deer, and raccoons: near a Sunny Brae Forest trailhead. Loud crows, but quiet neighbors with wood-burning stoves and a shared driveway in front otherwise private. No dogs or cats, please, due to allergies and an unfenced yard near a road. Also, no smoking, indoors, also due to allergies. (Although the house is being offered unfurnished, items in the staging furniture can be purchased in a separate transaction at cost.) There is no comparable rental on the local market. This house was originally built not to be a rental, but to be a permanent home. During to life circumstances, this house is currently available to rent and to be enjoyed as someone's home for now. The owner/landlord remains local, but lives off-site. With a deposit equivalent to the first month's rent, plus the payment of the first month's rent, the Forest View House is available with a one-year lease with optional month-to-month agreement for signing upon after the first year conversation, repairs, and inspection. Garbage and recycling, septic maintenance, and landscaping included with the monthly rent. To encourage conservation, renter pays for electricity (no gas) and water. Renter also pays for WiFi, phone, and Internet services. (Please note, an on-site shed is scheduled to be removed for safety and to improve the view of the redwoods.) Please message with questions. One year lease with possible month-to-month option to be discussed closer to the end of the first year. Renter's insurance is required. Owner pays for weekly garbage and recycling services, septic system maintenance, landscaping maintenance, and repairs from normal wear and tear due to daily living. Renter pays for WiFi, electric, water, and phone services. (Yes. Container garden planting is welcome. Sorry, no planting on the 100' long septic mound, in the back, due to septic infrastructure being only one-foot below the surface.) Since it's a total electric house, there's no gas infrastructure on the property; there's no gas bill or off-gassing hazard. Renter is welcome to secure off-site storage at a storage unit. Renter is responsible for repairs to the property from use beyond normal wear and tear of daily living. No smoking inside premises. (This is a new, odor-free house.) Outdoor fires are not recommended due to the adjacent forest, wildlife, and fence. Two car maximum and no RVs on the property due to limited space and a shared driveway easement (in front of the Forest View House) to the property behind/over the small bridge that leads to the neighbor's parcel in the back of the small valley.
