• Lease Details:: This is a **single-occupancy room rental** in a shared Atlanta (South Fulton) home. I am looking for a responsible tenant who wants a clean, comfortable, and respectful living environment. **Lease Term Preferred lease term is 6-12 months ** Longer-term tenancy welcomed if it's a good fit. Shorter arrangements may be considered depending on circumstances. **Monthly Rent $700 per month with a $75 late fee after the 5th of the month **Security Deposit $500 due prior to move-in. ** **Move-In Requirements** First month's rent and security deposit are due before move-in. A basic screening/background check and proof of income or ability to pay rent may be required. **Utilities are not included in the monthly rent. Tenants should expect approximately $200 per month toward shared utilities, which may include: - Electricity - Water/sewer and Internet/Wi-Fi **Parking [Driveway / street / designated parking] is available. Please ask about vehicle limitations if you have more than one vehicle. **Occupancy The room is for ONE resident only** No couples or additional permanent occupants. **Guests Occasional guests are welcome with reasonable consideration for others in the home. Small, respectful gatherings may be discussed in advance. **Cleanliness Everyone is expected to clean up after themselves and help maintain shared areas, including the kitchen, bathrooms, living areas, and other common spaces. **Noise: Please be respectful of reasonable quiet hours, especially during late evenings and early mornings. **Pets:: Pets considered on a case-by-case basis **Shared Spaces:: Tenants will have access to agreed-upon common areas of the home and are expected to treat the property, furnishings, and other residents' belongings with care. **Communication:: Open and respectful communication is important.
