Lease Duration & Rent Term: This agreement is for a Month-to-Month or 6-Month lease (select one). Monthly Rent: $1,450.00, due on the 1st of each month. Strict Single Occupancy: The suite is for one (1) resident only. No additional long-term occupants are permitted. 3. Furnishings & Condition Included Items: The suite is provided fully furnished with a bed, two nightstands, a dresser, an in-room mini-fridge, and a 75" Smart TV. Inventory Report: Tenant and Landlord will sign a Condition Report upon move-in. The tenant is responsible for the cost of repair or replacement for any damage beyond normal wear and tear. 4. House Rules & Lifestyle Family Dynamic: Landlord works from home (early shift). A 3-year-old child resides in the home 3 4 days/nights per week. Tenant acknowledges and respects this family-oriented environment. Quiet Hours: To accommodate work shifts and the child, quiet hours are strictly observed from 10:00 PM to 6:00 AM. Smoking/Vaping: Strictly prohibited inside the home. Smoking is permitted in the backyard/patio area only. Cleanliness: Tenant agrees to keep the Master Suite and all shared areas (kitchen/living room) tidy and clean after use. 5. Guests & Privacy Guest Policy: Occasional guests are permitted with prior notice to the Landlord. Privacy Coordination: With advanced notice of guests, the Landlord may coordinate to be out of the home to provide the Tenant and their guests additional privacy and comfort. 6. Community Amenities Atwell Access: Tenant has access to Atwell community pools, spas, and trails, subject to HOA rules and keycard availability.
