This lease is considered binding upon tenant signature and payment of all deposits and fees. Tenant shall secure a PO box and understands that this property does not offer mail service. Tenant agrees to allow landlord to have property professionally cleaned monthly. Tenant does not need to be present during cleaning. Tenants failure to allow cleanings may result in termination of lease or additional charge of $150 for each clean denied. The tenant acknowledges that they have been extended the option to view the property in person or have a proxy do so. Losing keys necessary to access your unit and or allowing the batteries on your lock to expire without replacing them will result in a $300 lockout fee. Tenant is responsible for notifying landlord of need for batteries for the lock. If tenant fails to do so tenant is still responsible for lockout fee. Check in is 3 pm on first day of lease check out is 10am the last day of lease. If tenant stays past checkout tenant shall incur a $200/ day charge. This charge applies beginning at 10:01PM the last day of moveout. When applicable Tenant is responsible for informing landlord of low battery on locks. The lock will inform tenant for several days prior to dying. If the batteries fully die the lock will stop functioning. Landlord will provide replacement batteries however if tenant does not update landlord in time and the lock dies tenant will be responsible for calling and paying for a locksmith to regain entry. Should tenant lock themselves out of the residence by locking an existing lock other than the coded smart lock, the tenant will be responsible for calling and paying for a locksmith. Many homes have keyed doorknobs that accompany the coded smart lock. Do NOT lock these. You will be locked out. Checkout is 10AM on last day of lease or final day of notice whichever is later. Guest should leave the home in reasonably clean condition. Reference check out check list. Smoking: Guest may not smoke in property. . Smoking indoors will result in additional smoking charge of a minimum of $500 which must be paid to landlord within 30 days of termination of lease. Tenant is to notify landlord immediately of any pests (ants, mice, fleas,etc) in the home. Landlord will supply and pay for pest control within 7 days of tenant's move in date. Should pests be reported after 7 days of teanants occupancy, landlord shall supply pest control and tenant will be billed for the products and/or services. If on month to month lease or if tenant's lease converts to month to month at the end of a term lease Tenant must provide 30 days notice to terminate lease. Notice for move out may only fall on the 1st, last or 15th of the month. If tenant is term tenant shall pay 1.5x one months rent in early termination fees. If tenant abandons the lease. (Abandonment to be defined as leaving the apartment for more than 10 days without notice to landlord.) tenant shall be responsible for lease break fee and is considered self terminated. Landlord may re-rent the space to another party. Pets: Tenant agrees to be 100% responsible for all pets brought on the premises. Tenant agrees to reimburse landlord for any and all damages related to pets within 30 days of termination of the lease at guests sole expense. These reimbursements shall be at the replacement cost of items damaged. Pet waste must be cleaned/ disposed of on a weekly basis from the back/ front yard. Failure to maintain pet waste cleanup will be considered a violation of this lease and may result in a minimum $50/ hr pet waste cleanup charge. Tenant is responsible for pet noise/ excessive noise. Pets must not be disruptive to other residents. Pets who are disruptive may be cause for termination of lease. Disruptive behavior includes barking/crowing/noise that happens for periods longer than 15 minutes in duration. Tenant will be given 1 warning for excessive noise. Bodily fluids cleanup shall incur a $500 MINIMUM Fee. Hazardous waste cleanup to incur a minimum $500 fee. Tenant shall hold landlord harmless for any and all injuries/ damage/ liability related to pets the Tenant or their guests bring on the property. Bathrooms: Tenant shall not place anything other than human waste and toilet paper in the toilets at the property. Any drains which are clogged and discovered to have presence of things such as but not limited to, flushable wipes, feminine products, paper towels etc. Shall be repaired at the Tenants sole expense. Person's not on lease/ Guest policy: Tenant may have guests at the property for a maximum of 14 days in a 90 day period. After 14 days the guest of the tenants/guest must be listed ON the lease and go through the lease screening process. In the event that the home is found to be excessively dirty we reserve the right and tenant agrees to pay any additional cleaning and or trash disposal fees associated with their stay out of their deposit. If the tenant and landlord have a dispute over the legality of a charge or practice in association with this lease agreement/ tenancy the tenant and landlord agree to private mediation and then arbitration after mediation attempts have been exhausted. In the event that mediation is necessary the tenant and landlord agree to split costs associated with the mediation equally. Late Payment: Late payments shall incur a $25/ day fee. Rent is due the first day of the month and is considered late the 4th day. Utilities: If utilities exceed $300/ mo in cost difference shall be billed back to the tenant. Tenants must complete the check out check list before 10am on the final day of lease term. Sign and return through the Turbo Tenant portal. Tenants must submit repair requests through Turbo Tenant.
