No smoking allowed in the unit or anywhere on the premises. Please email for any further questions and check the pictures. More Info : 1) This is a private home with an in-law unit underneath. The inlaw is on the first floor of three stories. Each room has at least two windows including both bedrooms and it is very well lit and cozy. It is well ventilated for hot days and has a gas heater for colder days. All appliances are new. The bathroom is split into two with a claw foot tub/shower in the main bathroom and a separate toilet room. 2) The home is a 1908 Craftsman Style and has been seismically retrofitted. The inlaw has been remodeled but retains much of the original wood, trim and design. It has wood floors or Pergo floors, and is fully furnished. There are two work desks, a queen bed bunk beds, and a comfortable living room. Basic cookware, tableware, coffeemaker, microwave, are all included, and we are generally happy to provide additional items on request if it's something we can use for the future. 3) We do not charge application fees but ask that interested / serious applicants fill out an application providing at least (2) references and proof of income before asking to meet with us ( no social security # necessary unless we ask to do a credit check). 4) Due to the high volume of applicants and because we choose to respect tenant privacy, we are not able to offer walk throughs as the in-law is constantly occupied. The video and pictures are quite thorough, and serious applicants are welcome to come meet us at the house and talk in person. The in-law is exactly as pictured. 5) We are a family of four who lives upstairs. We have an 10 year old at Berkeley Arts Magnet , and a 20 year old in college. We are very casual and easygoing people ( I am a full time musician and my wife works in after school programs and/or is at home and we are fairly active in the community). We have the occasional backyard BBQ or party and we have enjoyed including tenants in things like this that they would like to participate in. Tenants can also have a very private situation if they would prefer. The inlaw has a little enclosed yard with its own bike shed. 6) Rental cost of $3400.00 per month includes ALL utilities including WI-FI, trash, water, gas, electric. Water must be used in accordance with drought procedures. If tenants need to get a bill in their name in order to secure residency, we ask for a copy of bills and we will reimburse. 7) Move-In / Holding of In-Law: if you would like to secure the in-law once we have approved your application, we ask for a one month deposit + $1500.00 deposit. The first month is non-refundable should you change your mind ( barring extenuating circumstances). We sign fixed-term leases based on scheduling needs.
