The location is approximately 5 miles outside the city limits of Boone, on the northeast side of town. Aka, approximately 5 miles beyond and away from the city beyond the Big Lots.
It is no where near a city bus line.

. because this is not a "inside the city limits" house, I am not processing any applications until after an in person visit.
Please note the layout. There is a very "master" bedroom on the main floor. (The "master" bedroom has 2 large closets and its own bathroom with separate tub and shower). While bedroom2 and bedroom3 are on the lower floor with shared bathroom.

Q: my semester starts in January. can we start the lease in January? or Aug 2024?
A: No. the lease will start as ~soon as I have a qualified renter. hopefully some date in December 2023. and will run one year to December 2024.

Aka, you have to go through the primary bedroom to get to bathroom on the main floor.
Lower Floor
2nd and 3rd bedroom.
Full Bathroom. this bathroom serves the 2 bedrooms and acts as the guest bathroom.
"Den" like area.
Upper Floor
A perfect nook for a home office.
Partially Furnished.

Missing is primary-master furniture, aka...bedroom bed and dresser.
Living room comes with 1 couch. The one along the bay of windows.
Kitchen has small square table.
Den comes with the couch.
Green down stairs bedroom comes with bed.
The daybed is currently in the loft but previous tenants had it in the yellow downstairs bedroom.
Master bedroom has 2 full closets (on side of small hallway to bathroom).
Washer/Dryer on lower floor.
A/C (electric) HVAC.
Propane heat and water heater.
1-2 "inside" dogs will be ~considered~ at slightly extra rent and a bigger security deposit.
Outside dog kennel is not an option.
DirectTV and Spectrum TV option.

Considerations.
The house is 2/10ths of a mile off state maintained road on private neighborhood road and up a hill. 4 wheel drive is a must during winter storm weather. non winter storm weather, I drive a normal 2 wheel drive up and down just fine.
I will consider "odd ball number" months for the lease at a slightly larger rent increase.
I am looking for a good/stable renter.
If you are interested, I will require that you pay a small fee to run a background check and credit check. You will pay the exact price of the service, I do not profit from it. A separate check will be required for anyone signing the lease.
And all adults living in the house will need a background check.
2 references needed. Hopefully one is a previous landlord if possible.
No Smoking. No smokers. No exceptions.
Dogs considered at higher rent and deposit.
Cats are not an option.
Renter takes care of small yard: mowing and leaf removal.
Utilities (based on current renter feedback) seem to be in the $250-$300 AVERAGE per month range. This is split between monthly electric bills and large propane tank refills. This is AVERAGE. High winter and high summer will see normal ups and downs. Heat is propane furnace. Cooling is electric HVAC
This is a "real" house, not a "vacation cabin", as in, it has real insulation as far as energy (heating) considerations.
