Note: No "Is it available?" messages, please. If the room's taken, the ad will be removed. Once I received your introduction and have basic information about you and your rental expectation, if you are potentially a good fit for the place, I will invite you to view the house in person.
The tenant, any occupant of the tenant household, and any persons affiliated with the tenant or invited onto the residential property or residential premises by the tenant or any occupant or member of the tenant's household shall not engage in any criminal activity on the premises or property or violate any rules specified below, including, but not limited to:
(a) Smoking, drug-related crimes, and solicitation (sex trade workers or related nuisances) are strictly prohibited. Political, commercial, and street gang activities are forbidden. Any behaviors or criminal actions that endanger the health, safety, or welfare of the Landlord, other tenants, or individuals on the property are unacceptable. Acts of assault or threats thereof are not allowed.
(b) The rental space is limited to Room A/B/C on the first level of the house, designated for sole occupancy by the Tenant. Given the shared environment with other female roommates, for comfort and safety, unauthorized guests, particularly overnight, are not allowed. Tenants must acquire insurance for personal belongings and possible liabilities. The Landlord cannot be held liable and no claims against the Landlord.
(c) Quiet hours are set from 11:00 pm to 7:30 am. Disruptive activities during these hours are not allowed. Visitors, especially male guests, are limited to a maximum of 1 hour per visit and must depart by 9:00 pm. Both parties and pets are prohibited.
(d) When the weather allows, Tenant shall air-dry clothes outdoors. During winter or continues raining days, Tenant is granted dryer usage once a week. Should the Tenant use the dryer more than once in a 7-day period, a $3 fee applies per extra use. During colder months, Tenant shall remain the windows and doors closed when heating is activated. All utilities, including lights, heaters, and appliances, shall be turned off when not in use or when the Tenant is away. Cooking or boiling water inside the room is prohibited. Charging of electrical bikes/vehicles or the use of personal electrical devices rated above 300 watts is not permitted. A utility fee of $50/month is applicable from October 1st to March 31st. Exceeding the prepaid utilities amount will result in additional charges to the Tenant.
(e) The Tenant is responsible for maintaining cleanliness in the rented space and shared areas, including appliances, furniture, bathroom, kitchen, and walls. All maintenance concerns should be promptly communicated to the Landlord. The Landlord reserves the right to conduct periodic inspections.
(f) Early termination of the rental, even with due notice as per Section 14, will incur a "liquidated damage" fee to the Tenant. This fee ranges from one to three months' rent, contingent on the remaining lease duration. This covers potential re-rental costs or rental loss for the Landlord. Subletting is forbidden without written permission from the Landlord.
(g) Upon vacating, failure to return the unit to its original condition or any damages will result in a minimum deduction of $200 from the Tenant's deposit. Late rent payments will be subject to a $25 service charge.
