Tenant required to clean up after all pets indoors and outdoors. Tenant must report breakages and malfunctions promptly. Tenant may receive packages at the home, but Tenant's USPS mail cannot be directed to the home if the lease is for a term of less than 12 months. Yard is not fully fenced and abuts the City's river-adjacent property, which features a drop off above the river. Tenant leases the home knowing this, and if they access the property adjacent to the river, does so completely at their own risk. Landlord accepts a comprehensive reusable tenant screening report that is no older than 30 days with verification that no material changes have occurred since the report was created. Landlord may require additional screening and verification at no charge to applicant. Landlord tenant screenings require access to some or all of the following information about the applicant(s): credit report, rental history (with contact information), criminal background check, income verification, employment details and verification, references (who can be reached by phone), number and type of vehicles to be parked at property, pet ownership, smoking history, information about full-time and part-time planned occupants, and other verification information or documents that Landlord finds necessary in the course of examining the application.
