    6.22 acre, R-1 zoned lot on Fire Road 16. There is 2.9 acres of land. The pond portion of the lot is an additional 3+ acres for a total of over 6 acres. In 2005 the town of Shirley amended their zoning bylaws to read as follows: Lot Area Computation: In computing the area of any lot in any district, no part of a street or public way and no part of any water body or river bordering the lot shall be included (amended 3-21-05) Assessor's map lot # is 18-A-3. Lot is split by the road with roughly equal amount of land on either side. Area of nice homes and surrounded by other undeveloped land that is bound to be developed in the future. Property is not in a flood zone. You could potentially get 2 building lots out of the land but this has not been investigated fully yet. R-1 zoning requires 1 acre of land, 175 ft of frontage per building lot. Both sides of my lot share the same approximately 300 ft on the travelled way. Fire Road 16 is a private road off of Catacunemaug Road. It's a dead end, dirt road about a mile long. There are 10-15 houses at the end of the road on Lake Shirley. These houses are located in Lunenburg and Fire Rd 16 is the only access for these homes. The land needs to be surveyed, perc tested, and will likely need some planning work to establish frontage. There are many things the land can be used for besides a house while you pursue building permits (storage of equipment, gardening, possibly a tiny home, etc). I would consider trades of equal value.
