Renter base rent = $2250 which includes $150 / month electric. If the renter uses more than $150 per month averaged through the year, the renter will pay the excess electricity costs; If the renter uses less, they will receive the difference at the end of the lease. Renter pays for each propane fill in addition to base monthly rent and electricity. Propane is approximately $150 / month averaged through the year if temp kept at 69 degrees. The owner will give the renter an additional $100 upon lease ending if home and property is in the same good and clean condition as when the lease began; typical and minimal wall scuffs expected. Renter agrees for the owner to do property checks, inside and outside the home in the 2nd month of renting and every 3 months thereafter to be coordinated between owner and renter. Lease description - The owner expects a partnership with the renter to keep the home in good condition and will help with seasonal yard clean up. The lease goal is long term but set at 6 months to ensure the home is in good condition, and if so, the lease can continue to 12 months. The home is in a quiet neighborhood with the expectation of respecting noise levels. Smoking is not allowed in the home or on property. If Cigarette butts are found on the property, the lease will end immediately. Multiple candles are not to be burned in the home as it affects the painting and can be a danger; 1 or 2 natural candles may be acceptable. Renter will snow blow the driveway; the owner may help with excessive snow. Renter is responsible for weekly lawn mowing during May-October; the owner may help as needed. The owner will give a discount for mowing during May-October to be agreed upon with an addendum to lease agreement. Renters will provide their professional job resume', 4 months of paystubs, with previous year w2 and printed credit score. - The owner will work with those building their credit.
