Lease description

• This rental requires first month's rent, last month's rent and a security deposit to be paid in full prior to the lease start date. A background check is required and the potential renter will pay this fee. Keys will be exchanged once the lease is cleared signed and initialed. This is a shared apartment, so the tenant is expected to maintain a 'clean as you go' policy in all common areas and must notify owner of any maintenance needs or property issues within 24 hours of discovery. Utilities are paid for. Overnight guests are limited to two consecutive nights and 8 nights per month maximum. Smoking is strictly prohibited inside the unit and no pets are allowed. Any request for a lease renewal must be submitted in writing 60 days prior to the current lease expiration, otherwise the unit will be listed for new tenants at the 60-day mark, with the option of potential new tenants being able to view the space (with 48 hour notice to previous tenant).
