Quiet Single-Level Knob Hill Home
Two Rooms - Plus Garage!

I am looking for one quiet, easygoing person to share my home in the Knob Hill neighborhood of Colorado Springs.
There are two rooms included, both with hardwood floors. The main room is a 13 x 12 ft bedroom with ample west facing light and views of Pikes Peak, including amazing sunsets! The second is a 8 1/2 by 8 3/4 ft bonus room that makes a great work from home office, yoga space, reading nook, or oversized gear closet. It is also oriented with a Peak view.
You would also have a standard size garage space for safe parking, plus some room for shared storage. A garage is priceless come hail season!
The energy-efficient home is walking distance (for me) to groceries, restaurants, convenience stores, parks, trails, and it is on the bus line. We are tucked into a quiet pocket near Palmer Park with friendly long time neighbors and easy access to the rest of the city. Central heat, no central air, but the house stays cool thanks to big trees!
Inside, the house is calm and low key. Shared kitchen, dining area, living room, yard, and washer and dryer in the home. One shared bathroom with tub and shower.
About the household:
The house itself is very mellow. Think cozy hermit energy with hardwood furniture, houseplants and lots of books. It's a non drinking, non smoking home which is non-negotiable. Quiet hours are roughly 11pm to 7am.
I have a large dog who is my sidekick and with me 95% of the time, and is happy and quiet in his crate when alone . I also dogsit and foster, so you must be very comfortable around critters. Because of that, I am not looking to add additional pets to the home.
There is also a fully fenced yard with over 1000 square feet of established organic in-ground garden beds, raised beds, and container gardens. You would be welcome to claim space, or just enjoy what's growing.

No smoking, no drinking, non-negotiable.
Utilities have been averaging $160 a month, happy to share statements. Please note Colorado Springs Utilities is moving to a Peak Hours billing structure that incentivizes utility use outside of the hours of 5pm to 9pm which could change rates. Landlord has no control over that change.
Housemate details
I am introverted, and value a peaceful environment. I love hiking, climbing, rafting, cooking, and being outside. Gardening is my passion, and if you like it too, this is the house for you!
