The Landlord retains sole and exclusive control, access, and use of the basement area. Unauthorized entry into the basement by the Tenant or the Tenant's guests shall constitute a material breach of this Lease. 4. REQUIRED MICHIGAN DISCLOSURES Inventory Checklist: The Tenant will be provided with two blank copies of a commencement inventory checklist. The Tenant must review the checklist, note the condition of the property, and return one copy to the Landlord within seven (7) days after receiving possession of the Premises. Lead-Based Paint: If the property was built before 1978, the Tenant acknowledges receipt of the EPA-approved lead hazard information pamphlet and the Lead-Based Paint Disclosure. 12. MICHIGAN TRUTH IN RENTING ACT NOTICE NOTICE: Michigan law establishes rights and obligations for parties to rental agreements. This agreement is required to comply with the Truth in Renting Act.
