Landlord also provide house cleaners to clean the house once per month. Landlord shall bill Tenant for any utilities that Landlord pays for but that are the responsibility of Tenant. No smoking or vaping allowed inside the house. Acceptable rental history with references from previous landlords required. Proof of stable employment is required, unless otherwise negotiated (e.g., for self employed, retirees, etc). Occupancy: This property is for single-family occupancy only. No sub-leases or subletting is permitted. Tenant is responsible for maintaining the property and reporting necessary repairs promptly to Landlord. Tenant is required to obtain and provide proof of renters' insurance acceptable to the landlord and the landlord's insurance company. Noise Policy: No loud noises between the hours of 10:00 p.m. and 7:00 a.m. No pickleball after 9:00 PM.
