    3 parcels of land being sold together. Total of 39.5 +/- acres (33 acres, 6.2 acres & 0.3 acres). Very private location at high elevation with phenomenal winter views of the Frederick valley. A Health Department Site Plan has been approved for one home site on the 6 acre parcel - the approved septic area is a deep trench conventional septic (not sand mound) which can support a 5 BR home and the well is in place. Two additional perc tests were approved in 2009 on the 33 acre parcel; each test was approved for a deep trench septic system (not a sand mounds) to support a 6 BR home. Seller was pursuing a recorded plat for 3 lots but abandoned the process around 2012. Three options for Buyer: 1) complete subdivision to create 3 lots (drill 2 wells, comply with forest conservation ordinance, extend driveways to home sites, record plat) - result is 3 buildable lots; 2) obtain approval for a second Health Department Site Plan (drill one well) - result is 2 buildable parcels; 3) keep all 39 acres together and build one house. Buyer is responsible to perform due diligence as necessary based on intention for using the Property. Access to property is from paved Edgemont Road extension. Property is bisected by two 10' wide logging trail. The first 100' of the trail now has gravel surface and is good place to park. After the first 100', the trail surface is dirt but is drive-able - if you follow the trail 800' you'll see the existing well about 30' to the left of the trail (just before the split in the trail). While there is a place to turn a vehicle around (just past the well), please do not drive down the dirt portion of the trail unless 1) you and your vehicle can handle "off road" conditions; and, 2) you are comfortable backing out or making a '6 point turn' in a wooded environment (in case a fallen tree has blocked the logging road). The property is fully wooded currently and has an existing timber value exceeding $100,000. The eastern boundary of the Property is I-70 but highway noise is greatly reduced as you move west (and uphill). Feel free to call listing agent with any questions.
