The property is located on Flat Creek Rd, East of the town of Geraldine, in Chouteau County of Central Montana. According to the owners, FSA, and county records, there are 1,630 acres; this may vary some if using FSA or county records in its entirety. The farmstead consists of 7 grain bins and corrals, but no home. There are no utilities on the property, however there is a well that is powered by a propane generator, or it could be utilized with a solar pump. The property is a blend of very nice farm ground 768 acres that are clean and have a good crop yield, and 861 acres of nice pasture ground with a blend of native and improved grass. The grazing ground is currently in a “grazing CRP program” with NRCS, and a payment is paid yearly. There is an influx of prairie dogs and gophers that are being managed, but they will need continued attention. There is an older set of corrals and the fences are usable but in need of some repair.
