Use water and electricity responsibly to avoid waste. Notify the landlord of unusually high utility usage or suspected leaks. 9. Security Lock all doors and windows when leaving the property. Do not duplicate or share keys without permission. 10. Alterations & Decorations No painting, wallpapering, or drilling into walls without approval. Use only removable hooks and adhesives for hanging decorations. Holiday decorations must be removed within [X] days after the holiday. 11. Inspections & Access The landlord may enter the property with proper notice (typically 24 hours) for repairs, inspections, or emergencies. Do not deny access during a scheduled visit unless previously rescheduled. 12. Garbage & Recycling Trash must be bagged and placed in bins. Recycling must be sorted properly per local regulations. Do not leave garbage outside or in common areas. 14. Move-In / Move-Out Procedures A walkthrough inspection will be conducted at move-in and move-out. The property must be returned in the same condition as received, minus normal wear and tear. 15. Penalties for Rule Violations Repeated or serious violations may result in warnings, fines, or eviction. Damages caused by the tenant or their guests will be charged to the tenant.
