RESIDENTIAL LEASE AGREEMENT

1. PARTIES
This Residential Lease Agreement ("Lease") is entered into between:

3. MONTHLY RENT

If the Landlord approves washer/dryer use and the parties agree to the washer/dryer arrangement in writing, the monthly rent may be increased up to:

The security deposit and advance rent shall be handled according to applicable Florida law.
The security deposit is not automatically the Tenant's final month's rent and may not be used by the Tenant as rent unless agreed to in writing by the Landlord.
5. UTILITIES
The following utilities are included in the agreed monthly rent:
Although utilities may be included, the Tenant agrees to use water and electricity responsibly.
Excessive utility expenses resulting from Tenant negligence, intentional misuse, unauthorized alterations, unauthorized connections, or failure to promptly report a known leak or continuously running fixture may become the Tenant's responsibility to the extent permitted by this Lease and Florida law.
PROPERTY PROTECTION ADDENDUM
The following provisions are incorporated into and form an integral part of this Residential Lease Agreement.
6. APPROVED OCCUPANCY & GUESTS
The apartment is rented only to the Tenant(s) and authorized occupants approved by the Landlord.
Authorized Occupants:
No additional person may move into, establish residence at, or regularly occupy the apartment without the Landlord's prior written approval.
Any proposed additional adult occupant may be required to complete an application, identification verification, credit/background screening, and income verification before approval.
Guests are permitted for normal temporary visits but may not establish residence at the apartment.
Repeated or extended stays that reasonably indicate a guest is actually residing at the Property may be considered unauthorized occupancy.
The Tenant is responsible for the conduct of occupants, guests, and invitees and for damage they cause beyond ordinary wear and tear.
7. NO SUBLETTING OR SHORT-TERM RENTALS
The Tenant may not sublease, assign, rent, or permit another person to occupy any portion of the apartment without the Landlord's prior written approval.
Airbnb, Vrbo, vacation rentals, room rentals, and other short-term rental arrangements are prohibited.
8. RESIDENTIAL USE ONLY
The Property is rented for residential purposes only.
No business involving customers, clients, patients, employees, inventory, commercial signage, merchandise, or regular business traffic may be operated from the apartment or Property without the Landlord's prior written authorization and compliance with applicable law.
9. STRICT NO-SMOKING POLICY
Smoking is strictly prohibited inside the apartment.
This includes cigarettes, cigars, vaping devices, marijuana, and other smoked or vaporized substances.
The Tenant may be responsible for documented damage caused by unauthorized smoking, including:
Smoke and nicotine residue
Professional odor remediation
Specialized cleaning
Repainting beyond ordinary wear and tear
Air-conditioning, vent, filter, coil, or duct cleaning or repair
Damage to floors, doors, blinds, fixtures, appliances, or other surfaces
Legitimate costs may be charged to the Tenant or claimed against the security deposit as permitted by the Lease and Florida law.
10. MAINTENANCE MUST BE REPORTED IMMEDIATELY
The Tenant must promptly report maintenance problems, particularly:
Running or leaking toilets
Broken or leaking faucets
Water leaks
Unusual water usage
Drainage or sewer problems
Air-conditioning problems
Electrical problems
Water-heater problems
Broken doors, locks, windows, or gates
Appliance malfunctions
Mold, moisture, smoke, burning smells, sparks, or other potentially hazardous conditions
A continuously running toilet, leaking faucet, water leak, electrical problem, or similar condition must never be ignored.
The Tenant must contact the Landlord as soon as the problem becomes known so unnecessary water loss, utility expenses, or property damage can be prevented.
Failure to promptly report a known condition that causes additional damage or unnecessary expense may result in Tenant responsibility for resulting costs to the extent permitted by law.
11. REPAIRS MUST BE AUTHORIZED BY LANDLORD
All repairs must be arranged or authorized by the Landlord except where otherwise permitted by applicable law.
Without authorization, the Tenant shall not:
Hire a plumber, electrician, HVAC technician, handyman, or other contractor to alter the Property
Repair or modify plumbing
Alter electrical systems
Alter the air-conditioning system
Modify appliances
Reconnect utility lines
Alter doors, locks, or security gates
When something requires repair, contact the Landlord rather than attempting to modify or repair the system yourself.
12. HOT & COLD WATER / PLUMBING
The Tenant shall not tamper with, disconnect, reconnect, reroute, modify, or otherwise alter:
Hot-water lines
Cold-water lines
Plumbing connections
Shut-off valves
Drainage connections
Water-heater connections
Utility connections
Problems involving hot water, cold water, toilets, sinks, faucets, showers, drainage, or water pressure must be reported to the Landlord.
13. WASHER & DRYER
The existing washer/dryer connection has been intentionally closed and taken out of service by the Landlord.
The Tenant shall not independently reopen, reconnect, alter, or use the connection.
If washer/dryer use is requested:
The Landlord must provide prior written authorization.
Any applicable fee or increased monthly rental amount must be agreed upon in writing.
The connection must be opened, inspected, or authorized by the Landlord.
The Tenant shall not personally alter plumbing, drainage, electrical, or utility connections.
Unauthorized reopening or modification constitutes a Lease violation.

14. ALTERATIONS & PAINTING
The Tenant may not repaint the apartment or any portion of the Property without prior written authorization from the Landlord.
Without written permission, the Tenant may not:
Change paint colors
Modify plumbing or electrical systems
Install or remove appliances
Change or add locks
Make structural alterations
Modify doors or gates
Modify air-conditioning equipment
Install washer/dryer equipment
Alter landscaping
Any desired alteration must first be submitted to the Landlord for approval.
15. FRONT YARD & EXTERIOR APPEARANCE
The apartment includes use of a comfortable designated front-yard area intended for relaxation and normal residential enjoyment.
Appropriate outdoor residential furniture is permitted.
Because the front yard is visible from the street and faces a neighboring residence and entrance, it must remain clean, attractive, orderly, and respectful of neighboring residents.
The front yard may not be used for:
Storage
Old, discarded, damaged, or indoor furniture
Mattresses or appliances
Boxes, excessive belongings, or debris
Commercial displays or business activities
Items obstructing the neighboring entrance, walkway, or Property
Items left on the grass for extended periods that damage the lawn
Large signs, statues, displays, permanent structures, or prominent exterior decorations require the Landlord's prior written approval.
16. LAKE & RESTRICTED EXTERIOR AREAS
The lake and lakefront area are not included as amenities of this apartment rental.
The Tenant, occupants, children, guests, and invitees may not use the lake or lakefront area for swimming, fishing, boating, drinking alcoholic beverages, parties, gatherings, children's play, or other recreational activities.
The Tenant is responsible for informing occupants and guests of this restriction.
17. KEYS, LOCKS & SECURITY
All keys and access devices must be returned when the tenancy ends.
Locks may not be changed, replaced, or added without Landlord authorization.
Lost or unreturned keys and necessary rekeying or lock replacement may be charged to the Tenant as permitted by applicable law.
18. PROPERTY CARE
The Tenant shall maintain the apartment in a reasonably clean and sanitary condition and take reasonable care of the Property.
The Tenant is responsible for damage caused by the Tenant, authorized occupants, guests, or invitees beyond ordinary wear and tear, subject to applicable law.
The Tenant shall take reasonable precautions to prevent fire, water, plumbing, electrical, smoke, landscaping, fixture, appliance, and other property damage.
19. SECURITY DEPOSIT & DAMAGES
The security deposit shall be administered according to this Lease and applicable Florida law.
Where legally permitted, documented Tenant obligations may include:
Damage beyond ordinary wear and tear
Unauthorized alterations
Smoke/nicotine remediation
Excessive cleaning caused by Tenant conduct
Necessary repainting beyond ordinary wear
Damaged fixtures
Plumbing or electrical damage
Landscaping damage
Lost keys/rekeying
Unauthorized washer/dryer modifications
Excessive utility expenses resulting from Tenant negligence, misuse, unauthorized alterations, or failure to report a known problem
If legitimate Tenant obligations exceed the security deposit, the Tenant may remain responsible for amounts exceeding the deposit to the extent permitted by this Lease and applicable law.
20. LEASE VIOLATIONS
Violation of the occupancy, guest, smoking, maintenance, plumbing, utility, alteration, washer/dryer, front-yard, lake, subletting, or other requirements of this Lease may constitute a Lease violation.
The Landlord may provide notices and pursue remedies available under this Lease and applicable Florida law.
Nothing contained in this Lease is intended to waive rights or obligations that cannot legally be waived.
21. ENTIRE AGREEMENT
This Lease, together with its incorporated addenda and any written attachments signed by the parties, represents the agreement between Landlord and Tenant concerning the tenancy.
Any modification must be made in writing and signed or otherwise legally agreed to by the appropriate parties.
