    Little Texas is a unique hybrid tract of hunting land, crop land and timberland situated just five miles east of Marks, in the northwest quadrant of the intersection of Hood Road and Eason Road. The Property has a network of water control structures, wildlife food plots and logging roads. The diverse wildlife found on the property includes whitetail deer, dove, water fowl and turkey. This approximately 704 acre parcel includes: (a) 283 cultivated acres, of which 117 acres are precision leveled and irrigated and used for rice and soybean production; (b) 174 acres of hardwood CRP trees planted in 2005 with a contract that expires in September of 2033; and (c) 200 acres of mature hardwood timber. The precision leveled acreage is irrigated with a single well that is equipped with a turbine pump and gearhead. The topography is designed to direct drainage during duck hunting season to several natural low areas to its south. The 200 acres of hardwood timber has been select cut for woodland management every 15 to 20 years, and was last thinned in the fall of 2019. The soils consist of Class II Brittain, Class III Alligator clay and Class IV Dowling clay. The property has three distinct hunting areas: (I) a 252 acre field (made up of the northly 117 acre precision leveled field which contains a pit blind and a southerly 135 acre undulating field which can be flooded for duck hunting); (II) 174 acres of hardwood CRP trees (which contains over 20 acres of cultivated fields within the CRP that can be used as food plots for deer, portions can be used for duck hunting using existing water control structures); and (III) 200 acres of hardwood timber (which includes a network of logging roads and a 4 acre cultivated field which can be used as a food plot for deer). A water control structure currently holds water for ducks in the southerly portion of the hardwood timber. With additional work, a green tree reservoir could be developed within the hardwood timber area. This property has been lightly hunted over the years and thoughtfully developed to provide multiple opportunities for its future owner.
