- Tenant is responsible for payment of all utilities and services during the lease term, including water, electricity, gas (if applicable), internet, cable, and trash service if required.
- Tenant shall place applicable utility accounts in Tenant's name before move-in and maintain continuous service throughout occupancy.
- No smoking is permitted anywhere inside the property, garage, patios, balconies, or common areas under Tenant's control. This includes cigarettes, cigars, vaping, e-cigarettes, marijuana, and any similar substances.
- No pets are allowed on the premises without prior written consent of Landlord. Unauthorized pets constitute a lease violation.
- A security alarm system is installed at the property. Tenant may activate monitoring service at Tenant's sole expense if desired. Landlord is not responsible for monitoring, response, or related services.
- Tenant must maintain renter's insurance during the lease term with personal liability coverage and provide proof of coverage upon request.
- Tenant shall promptly notify Landlord of any leaks, plumbing issues, water intrusion, HVAC malfunctions, appliance problems, mold concerns, or other maintenance issues immediately upon discovery.
- Tenant shall replace HVAC filters regularly (recommended every 30 90 days depending on filter type) and keep vents unobstructed. Damage caused by failure to maintain filters may be charged to Tenant.
- No subleasing, assignment, room rentals, or short-term rentals (including Airbnb, Vrbo, or similar platforms) without prior written consent of Landlord.
- Tenant agrees to comply with all applicable HOA/community rules, regulations, parking restrictions, trash requirements, and noise policies. Fines caused by Tenant or Tenant's guests are Tenant's responsibility.
- Rent is due as stated in the lease agreement. Late fees and other charges shall apply as permitted under the lease and applicable Texas law.
- Tenant shall keep the property clean, sanitary, and in good condition, and shall be responsible for damage caused by Tenant, occupants, or guests beyond normal wear and tear.
- No alterations, painting, satellite installation, smart lock changes, or fixture replacements without prior written consent of Landlord.
- Keys, garage remotes, fobs, and access devices must be returned at move-out. Replacement costs for missing items may be deducted as allowed by law.
Upon move-out, Tenant shall surrender the property in broom-clean condition and remove all personal belongings. Charges for excessive cleaning, trash removal, or repairs may be deducted from the security deposit as permitted by law.
