The standard lease term is 12 months at $1,500 per month, and the agreement converts to a month to month tenancy afterward with a required thirty day notice from either party. A 6 month lease option is available at a higher rate of $1,650 per month for renters who prefer a shorter commitment. All utilities electricity, water, sewer, trash, high speed Wi Fi, and lawn care are included in the rent, with no additional utility charges unless usage becomes excessive. A security deposit equal to one month's rent is required, along with a one time, non refundable $150 cleaning fee.
