    Well-maintained 3 bed / 2 bath single-family home in a desirable, quiet neighborhood. Big yard and dog friendly! Washer and Dryer included. Central AC. Privately and locally managed by owner off-site, no corporate property management. Applications by invitation in early June. My management approach is to keep good long-term tenants and avoid aggressive rent increases. Month-to-month lease available after the first year. Applicant Screening Criteria: Equal Housing Opportunity. All applicants are evaluated under the same written criteria. All adults 18+ who will reside at the property must submit an application, authorize screening, be approved, and sign the lease. Minimum qualifications: verifiable gross household income of at least 3x monthly rent, calculated using the tenant-paid rent portion for any lawful housing assistance; minimum credit score of 680 for each financially responsible adult; at least 36 months of verifiable positive rental or mortgage history; no unpaid landlord debt; no material lease violations, unauthorized occupants, unauthorized pets, nuisance conduct, or property damage beyond ordinary wear and tear in prior housing history. Applications may be denied for incomplete, false, inconsistent, or unverifiable information; failure to meet income, credit, rental-history, or identification requirements; legally considered eviction judgments; unpaid housing-related balances; or legally considered criminal history that is relevant to property, safety, fraud, or peaceful enjoyment. Property rules: no smoking or vaping; no short-term rentals, subletting, room rentals, assignment, or unauthorized occupants; all occupants must be listed on the lease. Occupancy limit is six persons for this three-bedroom dwelling unless a different limit is required by applicable law, code, fire safety, septic limitation, or certificate of occupancy. Assistance animals are not pets and are reviewed separately through the reasonable-accommodation process required by fair-housing law. If the disability-related need for the animal is not readily apparent, the applicant must provide reliable verification from a qualified professional or other legally sufficient source confirming the disability-related need for the animal. Online animal registrations, certificates, ID cards, vests, tags, or documents purchased from ESA, service-animal, or assistance-animal websites do not establish approval by themselves. Please do not send medical records, diagnoses, or detailed medical history. Applications are processed in the order complete applications are received. Listing remains active until a qualified applicant household is approved, the lease is signed by all required parties, and all required move-in funds are paid in cleared funds.
