Looking for 1-2 young, professional females (21+) that are responsible. This shared home is in a beautiful, safe, resort style neighborhood called Tuscany & located on Livorn Loop. Amenities are many: 2 large pools, hot tub & a lazy river. The large fitness center includes locker & bathrooms. Basketball, tennis & pickleball courts are available. It's close to grocery shopping, gas station & restaurants including Dunkin & McDonalds. These are private bedrooms & 1 has a window nook perfect for a vanity/desk with a large bedroom closet. There's brand NEW LVP flooring throughout the entire house! The full bathtub/shower is shared if the other room is leased. MUST be a non-smoker. The backyard is enclosed with a 4' tall fence & 2 gates. The outside camera security cameras are on front, side & back doors, with keyless entry on all exterior doors. Both driveway parking & plenty of parking on the backside, is available for your guests too. This is a paired ranch townhome. So only 1 side is connected to a neighbor & it's just one main level. The bedroom is furnished with a queen bed, curtains & shades, desk, office chair, brand NEW 55" TV, floor lamp, dresser, nightstand & bench. Anything not needed, can be stored, to give you more room for your things. Additional storage is available in the kitchen pantry, one stand alone tall dining cabinet, a hall closet & cabinet in the laundry room. Utilities are a $75 flat monthly fee which includes: water, sewer, electric, regular landscaping, wi-fi & trash service. You are welcome to put up your own TV on the wall or dresser. The wi-fi allows you to stream all of your accounts. This is a 6 month minimum lease. Then it's month to month with either party giving a 30 day notice, in writing, once the initial 6 months have been fulfilled. Must be easy going & needs to have good communication skills, to be a good fit. MUST be a dog lover. One large goldendoodle lives there, who is very sweet & non-reactive (no barking) to the outside thankfully. No other pets allowed at this time. Blue Room-1 (smaller closet)$975/mo. Green Room-2(big closet/desk/chair)$1200. OR bring a friend & rent 2 bedrooms to get utilities included. So you each save $75/mo.! Each bedroom has one queen bed. Again, MUST be a non-smoker/s. Private Landlord. A 6 month minimum lease is required per our HOA. Then it will automatically continue month to month. After the initial time, either party can give a thirty day notice, in writing, to discontinue the agreement. NO smoking inside & no OVERNIGHT burning candles, due to fire hazard & potential property damage by heavy smoke. Fire extinguishers are provided. You may bring up to 2 guests with you to the pool/gym. Your guests are allowed no more than 7 nights consecutively & each individual guest no more than 7 nights total per month or a fee of $500 per guest, will be added to the rent that month to cover additional utilities & expenses. NO subletting, subtenants nor sublessee to anyone 3rd party, per HOA regulations. We change batteries at our cost for: smoke detectors, security cameras & door locks. We provide & change air filters as well as water filters for the refrigerator regularly. No loud music/noises that would disturb other roommate/s nor neighbors between 10pm-8am. Be considerate & coordinate any get togethers/parties with other roommate/s. No smoking/drugs/vaping. Parking is to be first in the driveway & then overflow behind house, on Umbria Drive. This is ONLY the stretch between Corsico Lane & Calabria Lane. Any car parked on the street after midnight, otherwise without a window decal, will be subject to towing. So have friends park in the driveway & park your vehicle on the street behind the house.
