    I am holding out and waiting for an applicant that has a reliable job, and preferably a family with kids so they can enjoy the house. Please do not apply if you have history of eviction in the last 5 years or if you can't afford it. I am deciding on who to lease the property to in 30days March 15th only two people have been able to provide proof they can afford it. The garage is large 2.5 car garage with plans of adding heating, the lot is larger than almost every house on the block it's shaped in a L giving room for football and bonfire pit. Buss stop for kids is literally right out the frunt door. The neighbors all keep to themselves and pets are aloud. There is a HOA giving you beach passes and golf cart access with 4 bars and 5 maybe 6 dinning locations. Tennis court basketball and 4 parks. Testing the waters the house is in good shape kitchen cabintree could use some fresh paint, couple drywall spots need touch up nothing major. I'm currently staying at the house until tenants are found Great house sturdy, cozy and perfect for a married couple the master bedroom is very large with two large closets, and a large Jacuzzi bathtub all to your selfs. kids bedrooms are upstairs above the mast bedroom perfect for knowing when they are not in bed or asleep, yet tucked out of sight providing privacy and uninterrupted alone time. the garage is large 2.5 car basement is larger than you would think, partially finished, the central air system is state of the art AC and new heating unit as well, just before covid hit I was able to get my hands on one of the rarest germ purification systems. it drops micronized spores that coat every surface in the house by traveling though the air duct system. this germ killing device doesn't use chemicals and only kills surface germs via coating formant disease tackling micro particles on the surface of every Inch of the house. they are near impossible to find, the heating and cooling system is the best money can buy and installed by Genoa city heating and cooling. Small stuff that tenants are welcome to fix the price is adjusted lower on this premise and these issues. Tenants may do whatever they want as long as it doesn't decrease value of home. the house kitchen cabinets could use a new paint job, Frunt deck banisters, and trim here and there (not noticeable), kids bedroom window Shaid, screen over master bedroom window. Lots of inquires im holding out for tenants that can show proof of work, landloard reference, or screenshots of prior lease payments made on time. Tenants keep turning up background checks with prior rental issues first come first serve only if you are able to provide a past Landloard reference I can call, or renting history or finances. It's suprising how hard it is to get people to show that stuff. Im not a Landloard I just own a home and had a marriage fall through, i dont want to live here and I dont want to sell it. I am looking for tenants who have a large family and could take full advantage of the 4 bedrooms for their kids. I want people who need it ya know?
