• - Each bedroom is for single adult only. No minors are permitted. Subletting, room sharing, or allowing other person to live in the room is strictly prohibited. - Late Payment Fee: $50 if rent is not received within 7 days after the due date. - Security deposits may be used for unpaid rent, cleaning beyond normal wear and tear, or damage caused by the roommate. Any remaining balance shall be returned within twenty-one (21) days after vacating the premises. - Illegal Activity: Any illegal activity is strictly prohibited. - No Smoking: No smoking inside the residence. - No Drugs: Possession, use, or distribution of illegal drugs is prohibited. - No Parties or Disturbances: No loud parties or disruptive gatherings. - No Pets: Absolutely no pets of any kind are allowed on the premises. - Quiet Hours: 11:00 PM 7:00 AM. - Cooking: Light cooking only. Avoid heavy cooking that causes odors. Roommate must wash all dishes, wipe down counters, and clean the stovetop immediately. No dishes may be left in the sink overnight. - Fridge/Pantry Zones: To prevent clutter, the fridge and pantry are divided into designated zones. All personal food items should be labeled with the Roommate's name. Unlabeled items in common areas are considered "community property." - Laundry Schedule: To ensure everyone has access, the Roommate will be assigned a primary laundry day per week. - Common Area Tidy: Shared spaces (Kitchen, Living Room, Backyard) must be kept free of personal clutter. Items left in common areas for more than 24 hours may be moved to the Roommate's private room. - Visitors: Must be disclosed in advance; no overnight visitors without consent. Cleanliness: Keep bedrooms and shared areas clean and sanitary. - Street parking is limited to one vehicle per roommate. RVs, commercial vehicles, and inoperable vehicles are not permitted. - Electricity, water and internet are included. Roommates agree to use utilities responsibly. Excessive usage may require corrective action or costs. - Roommates are responsible for damages caused by their negligence or misuse. Any damage or safety concern must be reported promptly. - Host reserves the right to increase the rent during the tenancy. Any rent increase will be provided to the Roommate 30 days in advance. - Roommate Termination: Roommate must provide at least 30 days' written notice prior to vacating the premises. - Host reserves the right to terminate this agreement by providing 30 days' written notice. If termination is due to material breach, illegal activity, or violation of this Agreement, shorter notice may apply as permitted by law.
