Feltonville, Philadelphia Si alguno o todos los inquilinos son responsables de cualquier infraccion de la ley relacionada con drogas ilegales o narcotrafico, y/o conducta desordenada dentro de las instalaciones indicadas en el contrato de arrendamiento entre el inquilino(s) y el propietario, el contrato de arrendamiento se considerara incumplido, y dicho incumplimiento estara sujeto a la perdida de un mes de fianza (proporcionada por el inquilino(s)) y el inquilino(s) debera desalojar las instalaciones debido al incumplimiento del contrato. Si se desocupa la vivienda antes de la fecha de vencimiento del contrato de arrendamiento, el inquilino(s) perdera un mes del deposito de seguridad. El deposito de seguridad no se utilizara para pagar el alquiler de ningun mes durante el plazo del arrendamiento, ni podra utilizarse para cubrir los ultimos meses de alquiler antes de la expiracion del contrato de arrendamiento. No se permiten mascotas en las instalaciones. Al vencimiento del contrato de arrendamiento, el apartamento debe ser devuelto en las mismas condiciones optimas en que fue recibido por el inquilino(s) al comienzo del contrato. Cualquier multa impuesta por la Ciudad de Filadelfia al inquilino(s) debido al reciclaje y/o la remocion de nieve correra a cargo del inquilino(s). El sistema de calefaccion del apartamento funciona con gas. Por lo tanto, esta prohibido el uso de cualquier tipo de calentador electrico, calentador de propano o calentador de queroseno. Cualquier dano en el apartamento causado por el inquilino durante el periodo de vigencia del contrato de arrendamiento es responsabilidad del inquilino(s) y cualquier costo o reparacion correra a cargo del inquilino(s). Ejemplos incluyen, entre otros: paredes danadas, ventanas rotas, tuberias danadas, cableado electrico. El apartamento no cuenta con lavadora ni acceso a una lavanderia. Como resultado, esta prohibido lavar ropa dentro del apartamento establecido en el contrato de arrendamiento. Los visitantes de los inquilinos no pueden permanecer mas de 3 dias en la unidad arrendada. El contrato de arrendamiento establece que solo dos adultos y un nino pueden vivir en la unidad arrendada durante el periodo indicado en el contrato. No se permite el subarriendo. El contrato de arrendamiento es solo entre los inquilinos y el propietario indicados en el contrato. Los inquilinos no pueden permitir que otras personas vivan en la unidad a cambio de dinero. Cualquier otra persona que ocupe o viva en la unidad arrendada y que no este indicada en el contrato de arrendamiento se considerara un ocupante no autorizado y se le pedira que abandone la propiedad. La unidad indicada en el contrato de arrendamiento se encuentra en buen estado. El inquilino es responsable del mantenimiento de la unidad y de los danos causados por negligencia. Mantener la unidad limpia tambien es responsabilidad del inquilino. La unidad esta libre de plagas. Mantener la unidad limpia reduce la presencia de roedores e insectos. Se requiere informe de credito. Se realizara una verificacion de antecedentes. El inquilino paga todos los servicios publicos (agua, gas, electricidad). If a/or any of the tenant(s) is responsible for any law breach linked to illegal drugs or drug trafficking, and/or disorderly conduct within the premises indicated in the rent contract/lease between tenant(s) and landlord, the lease/contract will be breached, and such breach is subject to the loss of one month of security (provided by the tenant(s)) and the tenant(s) will have to vacate the premises due to breach of contract. Vacating premises prior rent lease/contract is due, the tenant(s) will lose one month of the security deposit. Security deposit is not to be used for paying rent for any month during the lease term, nor can it be used to cover the last months of rent prior to expiration of rent lease/contract. No pets are allowed in the premises. When rent contract/lease is due, the apartment unit must be returned under the optimal conditions as when received by the tenant(s) at the beginning of the contract. Any fines by the City of Philadelphia given to the tenant(s) due to recycling and/or snow removal are to be incurred by the tenant(s). The apartment's unit heating system is gas-based. Therefore, it is "prohibited" to use any sort of electrical heater, propane heater, or kerosene heater. Any damages on the apartment unit by the tenant or on the tenant's effective rent lease/contract period, are the responsibility of the tenant(s) and any costs or repairs are to be incurred by the tenant(s). Examples include and are not limited to: damaged walls, broken windows, damaged pipes, electrical wiring. The apartment unit does not come with a laundry machine or access to a laundry room. As a result, it is prohibited to do any sort of laundry within the apartment unit established on the rent contract/lease. Tenants' visitors are not to stay more than 3 days in the leased unit. The lease states that only two adults and one child may live in the leased unit for the period stated on the lease. No Sub Renting is allowed. The lease is between the tenants and landlord indicated in the rent lease only. Tenants are not to bring in other parties to live in the unit for the exchange of money. Any other party occupying/living in the leased unit that is not indicated in the lease agreement is an unauthorized user of the unit, and will be asked to leave the premises. The unit indicated in the lease is in good condition. The tenant is responsible for maintaining the unit from negligent damages. Maintaining the unit clean is also the tenants' responsibility. The unit is pest free. Maintaining a clean unit mitigates the presence of rodents and pests. Must Provide Credit Report Background check will be done Tenant pays all utilities (Water, Gas, Electricity)
