Each space has its own private entrance. Ground floor spaces open directly outside, while upper floor spaces are accessed through a shared hallway and stairs but remain completely private. For upper floor spaces, there is no elevator, so stairs are required. If you happen to have a strong preference for one or the other, please let us know when booking and we will do our best to accommodate. All spaces are equally comfortable and welcoming. Pets Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. Parking Parking is street-only in this neighborhood, but it is usually easy to find a spot nearby. The area is residential and very walkable, so you will be just a short distance from the home once you park. Lease Terms Parties This Lease Agreement is entered into between the Landlord and the Tenant listed in the agreement. Property The Landlord agrees to lease the property located at the agreed address to the Tenant for residential purposes only. Lease Term The lease shall begin on the agreed start date and end on the agreed end date unless terminated earlier in accordance with this agreement. Rent Tenant agrees to pay rent in the amount stated in the lease agreement on or before the due date each month. Security Deposit A refundable security deposit of $3,500 is required before move-in. The deposit may be used for unpaid rent, damages beyond normal wear and tear, missing items, cleaning costs, or violations of the lease terms. Utilities Electricity, water, and internet services are included in the rent. Occupancy Only the individuals listed on the lease may occupy the property unless otherwise approved in writing by the Landlord. Maintenance and Cleanliness Tenant agrees to keep the property clean and in good condition and to promptly report any maintenance concerns or damages. Damages Tenant is responsible for any damage caused by themselves, their guests, or pets during the lease term. Pets Pets are only allowed with prior written approval from the Landlord. A refundable pet security deposit of $500 is required, along with a monthly pet fee of $250 per approved pet. Smoking Smoking is prohibited inside the property unless otherwise stated in writing. Quiet Enjoyment Tenant agrees to respect neighbors and avoid excessive noise, parties, or illegal activities on the premises. Entry by Landlord Landlord may enter the property for inspections, repairs, maintenance, or emergencies with proper notice where required by law. Termination Either party must provide the required written notice before terminating the lease, according to local laws or the agreement terms. Default Failure to pay rent or comply with lease terms may result in termination of tenancy and possible legal action. Governing Law This agreement shall be governed by the laws of the state/province where the property is located. Entire Agreement This document represents the full agreement between the parties and supersedes any prior verbal or written agreements.
