OUR HOME AND LOCATION The House: A well-maintained split-level home located in an established, peaceful neighborhood in outer SE Portland, close to Gresham. Nature and Transit: Just a few blocks away from the scenic hiking trails at Powell Butte Nature Park. Features a convenient 5-minute walk to the TriMet Bus Line 9 using Stop #4506 for Westbound travel or Stop #4599 for Eastbound travel, providing a direct 40-minute route to PSU and downtown Portland. Driving Commute: A convenient 20 to 25-minute drive to downtown Portland depending on traffic via I-205, I-84, or Powell Blvd (US-26). Nearby Essentials: Incredibly convenient location for shopping and dining. The Fred Meyer on Division is just 0.8 miles away, and the home sits perfectly in between two Safeway locations less than 2 miles away. Higher Education: Ideal for local students, with Mt. Hood Community College Gresham Campus located just an easy 17-mile drive or direct transit commute away. Your name 2. Your typical weekly school or work schedule 3. A little about yourself Lease Duration & Notice: Single occupancy only. Month-to-month, or a longer term if preferred. A 30-day notice to move out must be spoken directly to the owner before the 1st of your final month. If notice is given after the 1st, the following full month's rent must still be paid. Rent Due Date & Fees: Rent is due on the 1st of each month. A grace period is provided for rent to be paid up to the 4th, otherwise a $50 late fee will be applied. Security Deposit: $300. Viewing Schedule: Due to the owner's schedule, specific viewing Thursday's through Saturday's. Property Notice: The room is currently occupied, so please keep that in mind when visiting. The walkthrough also serves as an informal meeting to see how the overall household vibe feels for everyone. Household Upkeep: Everyone is required to clean up after themselves immediately in shared spaces. Tenants must take their own trash out and place it in the appropriate outside bins (garbage/recycle/glass). Supplies & Kitchenware: Everyone provides their own personal toiletries and kitchenware (e.g., toilet paper, napkins/paper towels). Some house pans are available for shared use, but specific personal ones are off-limits. Pets: Must love animals and be trustworthy around household pets when the owner is away. No additional outside pets are permitted under any circumstances. Guest Policy: No overnight guests allowed. Household Rhythm: The house is active during the day with occasional social gatherings. There is a friendly vibe throughout the home, and that is exactly what is expected. Drama, rudeness, and disrespect are absolutely not tolerated. The tenant should be comfortable managing their own schedule and space when the home is active. Smoking & 420 Policy: No tobacco smoking allowed inside the house or anywhere on the front property or yard. Tobacco use is only permitted inside your own vehicle or off-property (on the sidewalk/road). No cannabis/420 use allowed inside the house; occasional cannabis use is permitted in the backyard only. Laundry & Parking: Ample street parking is available. On-site washer and dryer access with 2 medium sized loads per week. House Policy Exceptions: Certain terms or guidelines may be negotiable if explicitly discussed and approved by the owner beforehand, except for the no-outside-pets policy, which is strictly non-negotiable.
