Some places just look different; they just jump out at you the moment you see them. Big elevation changes, larger tree species that you aren't used to seeing, and rock formations that beg you to explore. Old Oaks Ranch is one of those places. It is in Seminole County, about 10 miles northeast of Konawa, an hour from OKC, 90 minutes from Tulsa and three hours from Dallas. This location makes it an ideal meeting spot for families spread out between those three cities.
It's not only convenient, it has features that will make you want to be there. Let's start with geology as it is the controlling factor for what we see on the surface. The ranch has both the Belle City and Hogshooter limestone formations underlying it. These formations are both fossiliferous and loaded with crinoids, perfect with those who have children fascinated with the thought of finding evidence of ancient life. In addition, these formations create step bluffs that we suspect will have small caves beneath them. We can see evidence of seeps along the base of the bluffs and suspect that there may be a series of springs along their base during the wet months. We will be exploring the property looking for both once the trees drop their leaves.
The mention of leaves brings up another interesting thing we noted about the property, chinkapin oaks. This white oak species grows on limestone bluffs and is known for its production of sweet, low tannin acorns. Whitetails greatly prefer this type of acorn, which is a great thing given that these trees accumulate calcium from the limestone soils and subsequently promote antler growth. The owners of the property gave us a great set of deer photos and videos that helped us to see the quality of bucks on the property. Plus, they also gave us a set of pictures of bucks the previous owner harvested. We put out a trail camera and will be updating the listing with more buck pictures as we get them.
This 200-acre ranch hunts far larger than expected because of its shape. It is 1 mile long from north to south and is 1/4 to 1/2 mile wide east to west with a wet weather creek that runs through the middle of it before emptying into Little River another 1/2 mile to the west. The topography of the ranch offers 150 feet of elevation change, with four ridges and four draws to hunt. There are small ponds scattered about but for those looking for more substantial water, the southernmost draw has the topography for a 5-acre lake. The property is located at the end of a dead-end road but access inside the ranch is excellent due to an oil well road that extends to its southern end. One small oil well is located there, and its presence is offset by the quality of road maintenance.
For those interested in a turnkey hunting opportunity, this ranch comes complete with box blinds, tripod stand, bow stands, and feeders that will stay after the sale. There are also trails that allow multiple approaches to food plots so that you can use the wind to your advantage. In addition, a small cabin sits atop the ridge and comes complete with electrical service, a water well and outhouse. Although it is a very basic structure, it would be a fantastic place to take the kids and have a weekend of adventure, exploring and hunting.
