We are open to a standard rental agreement, but we also offer flexible rent reduction options for a horse-knowledgeable tenant interested in a partial work-trade arrangement. Convenience: In-unit washer/dryer, A/C, ceiling fan, and excellent natural light. Views: Private deck looking out over beautiful sunsets, pastures, and surrounding trees. Parking & Storage: Includes one designated parking spot right in front of the unit, a large shelving rack in the garage, and bike storage. (Secure covered parking and extra enclosed storage are available for an additional $150/mo). Flexible Rent Options: Rent is $2,250/month, which includes ALL utilities (water, garbage, electric, and high-speed internet). Option 1 (Standard Rent): Pay the flat rate and simply enjoy living on a beautiful, quiet estate. Option 2 (Rent Discount / Occasional Help): We are happy to offer a rent discount for a tenant willing to pet-sit our house cats, dogs, and koi the few times a year we travel. We are also open to reducing rent in exchange for occasional or consistent farm help (we have an 7 horses, two Minnie's, 3 goats, and 6 chickens) based on your availability and experience. This setup is absolutely perfect for someone who works from home or is retired, but we are open to anyone with the right experience. Equestrian Amenities & Boarding: Have a horse? We have one stall available! Standard board here is $1,500/mo. Your horse will enjoy a fantastic facility featuring a newly updated barn, a covered round pen, and a beautifully renovated 90X180 arena with amazing new footing (we are happy to provide barn and arena photos upon request). We can easily discount board if you'd prefer to trade for regular barn chores. Pet Policy: Due to our established animals, we generally prefer no outside pets. However, we may consider one cat or one small dog on a highly selective, case-by-case basis with excellent references. Note: To keep the peace with our own dogs, any approved tenant dog must remain strictly by the ADU and cannot roam the main acreage. Preference is given to a dog that accompanies its owner to work. Lease Details: 1-year lease minimum. Maximum occupancy of one person. Strictly no smoking, vaping, or drug use on the premises. References and background/credit check required.
