Zillow applications are not accepted. APPLICATION FEE: Applicant(s) will be charged $45.00 each for screening and processing the application(s). This fee is non-refundable whether your tenancy is accepted or not accepted. The Tenant screening agency is the Rental Housing Association of Washington (RHAWA). RHAWA will require the following information to complete the application: Name, Date of Birth, Current Address, Landlord Reference, Source of Verifiable Income and Amount, Social Security Number (or other applicable form of identification number). Comprehensive reusable tenant screening reports will not be accepted. GENERAL REQUIREMENTS: All applicants should read and follow the criteria on this page for consideration of a complete application. All household occupants must view the property and provide valid government issued photo ID for all adult occupants (over 18 years of age or emancipated minor) during the tour. No applicants will be accepted without a completed walkthrough of the property or unit. Only completed applications will be further processed in the order received. A fully completed application with no material misstatements or omissions for every occupant (over 18 years of age or emancipated minor) is required. All persons 18 and over intending to rent a property must qualify in each of the below categories with the exception that the household's combined income may be used to satisfy the rent to earnings ratio. Any person under the age of 18 intending to occupy a property must be identified on the application and listed on the lease or such person will otherwise be considered an unauthorized occupant. Groups of more than one applicant will not be considered complete until the applications from all members of the group are received. Each applicant of legal age must submit an individual rental application and must meet the credit and landlord criteria on their own. If applying in a group, income may be combined to meet the 2.5x income requirement. Failure to meet the criteria may result in the denial of the application. Please note that, while equivalent applications are processed in the order received, other factors such as the requested date of the commencement of tenancy may result in priority of another application. Failure to arrive on time for the showing appointment, or to provide advance notice of the intent to reschedule, may result in denial of the application. Failure to provide valid photo ID will result in denial of the application. OCCUPANCY ALLOWANCES General occupancy guidelines (2 people per bedroom, plus 1) INCOME: Monthly verifiable income must be equal to at least 2.5 times the gross monthly rental amount. Income less than 2.5 times the rental amount may result in denial. Must provide proof of verifiable employment and/or source of income Provide three (3) current paystubs including the most recent and in consecutive order. Each stub must include employer name, employee name, and date of pay period. Acceptable documentation for verifiable income varies based on the income source. Generally accepted documentation may include 3 consecutive (recent) paystubs, most recent tax returns, W2, Leaves Earnings Statement (LES), Statement of Social Security Benefits, housing vouchers, I20 (International Students), etc. Final recommendation will also be dependent on rental, credit and employment history. EMPLOYMENT: Applicant must supply stable, verifiable employment. If an applicant has less than 6 months of employment history, an additional deposit may be required. Offer letter from prospective employer on employer letterhead, include applicant's name, compensation summary, and signed by all parties can be provided. If retired or not employed, applicant must provide the below bank statement requirements and proof of any alternative source(s) of income and pass all other screening criteria including satisfactory rental and credit history or (in some instances) pay an additional deposit. Self Employed/Retired Provide the three (3) most recent bank statements, including all pages, and previous year's Income tax statement. Each statement must show the name of bank, account holder's name, statement date, summary of deposits, and balance Provide proof of Alternative source(s) of income from a lawful verifiable source other than wages, salaries, or other compensation for employment including, but not limited to: Section 8 vouchers, social security benefits, unemployment benefits, retirement or pension accounts, charity programs, maintenance or child support, and/or any federal, state, local government, private or nonprofit administered benefit program. If self-employed, applicant must provide (1) the prior year's tax return with Schedule C form with the applicant's affidavit that anticipates applicant's NET earnings for the next 24 months; (2) CPA/accountant's statement of the prior year's tax returns and anticipated NET income for the next 24 months; or (3) 24 months of certified or uncertified financial statements (including accountant's calculation of straight-line depreciation expense if accelerated depreciation was used on the tax return or financial statement). Otherwise, an additional deposit may be required. Full time students who do not have verifiable employment must provide proof of school enrollment and an acceptable co-signer or guarantor will be required and will need to meet the same criteria as the applicant. Guarantors and co-signers: Allowed for full time students only, all other applicants must qualify on their own. Unverifiable current employment or unverifiable proof of income may result in denial. Final recommendation will also be dependent on income, rental and credit history. RENTAL HISTORY REQUIREMENT: All occupants 18 and over must have a minimum of 12 months of verifiable and positive rental history immediately preceding application. Valid rental history is a written lease or month-to-month agreement. Military housing will be accepted as rental history if applicant has been in military for a period of 1 year 1 or more late payments, NSF checks and/or noise complaints within 12 months may result in denial. Residency history that includes prior evictions within the past 7 years*, multiple late payments, returned checks, poor housekeeping, conduct disturbing the rights and comforts of other residents, unauthorized occupants, property damage or failure to adhere to the policies and regulations of the community or management company will result in automatic denial of the application. Being asked to leave a former property for any reason, harassment of other residents or management of a former community and harassment of the management of the community you are applying for may be grounds for denial. Landlord reference indicating the landlord would not re-rent to the applicant due to lease violation is grounds for automatic denial of the application. If Applicant owned his/her immediate prior residence, mortgage history will be verified through credit report or other documentation of home ownership. Any unresolved tax liens will negatively impact the overall applicant screening result. If past or present landlord(s) do not respond to requests for information within 48 hours of being contacted, that may result in denial due to unavailability of verifiable favorable rental history. Final recommendation will also be dependent on income, credit and employment history. CREDIT HISTORY REQUIREMENT (credit report via a third-party Consumer reporting Agency listed on the on-line application) A positive credit history with: All open accounts in good standing No rental related collections Collections, outside of rental related collections, totaling $250 or more may be grounds for denial Derogatory credit history may result in denial. Insufficient or lack of credit may also result in denial. Bankruptcies must be charged off for a minimum of 1 year Student and medical debt are excluded from the above credit requirements Final recommendation will also be dependent on income, rental and employment history. SECTION 8 APPLICATION CRITERIA: All Section 8 applicants are required to meet the same criteria as stated above, with the exception that the applicant only needs to meet income requirements for their portion of the rent. ANIMALS AND PETS: 1 cat maximum allowed per household with a $350 refundable pet deposit. Pet rent is not required. Cat must be spayed or neutered and additional documentation required. All animals must be screened before being accepted.
